厂房设施维护作业程序
1 Purpose and Scope
目的和适用范围
To establish a set of procedures to ensure a standard work instruction on
building maintaining and repairing facility related equipment. To ensure reliable
procedure on maintaining and repairing facility related equipment. It is just for all
Vosslon ’s building and facilities in Kunshuan factory.
为确保建筑物及公用设备实施得以可靠性维护及维修,建立一套程序来规范设施
维护的作业过程,仅适用于福斯罗昆山工厂的所有建物及各类设施。
2 Responsible processes
过程负责人
2.1 The Facility Maintenance section head 设施维护部门主管职责
2.1.1 Set up a preventive maintenance plan for all buildings and facilities .
建立针对所有建物及设施的预防性维护计划
2.1.2 Arrange annual maintenance of major facility equipment.
安排针对主要厂务设施的年度维护作业
2.1.3 Supervise all facility related activities.
督导所有的厂务相关活动
2.1.4 Provide technical support to facility equipment repairs and
maintenance.
提供对厂务设备维修及维护的技术支持
2.1.5 Ensure all facility related activities follow safety and enviroment
requements.
确保全部相关厂务作业活动符合安全及环保要求。
2.2 Facility Maintenance Personnel 设施维护人员职责
Carry out factory buildings and facilities equipment preventive maintenance
and repair activites. Inspection of facility related equipment
实施工厂建筑及厂务设施的维护及维修活动,执行相关设施的日常检查。
3 Procedure 工作程序
3.1 Buildings and infrastructures 建筑物及基础设施
定期性维护 Regular inspection and maintenance :
3.1.1 每个季度查检建筑物的墙面,地板,屋顶,顶板,门窗,建物设施,若
有明显损坏需及时修复;
Quarterly inspection for building ’s walls, floors, ceilings,rooves,
doors&windows etc.Restore it on time if any evident damage.
3.1.2 每个季度检查及清理屋面垃圾,保持屋面排水顺畅。
对外露金属构件进
行必要的除锈并防腐处理;
Quarterly inspection for cleaning garbages on roof, keeping the smooth
drainage. necessary treatment of cutting rust and anticorrosion to
exposed metal structure .
3.1.3 定期检查钢构厂房屋面,气楼及酸洗车间被腐蚀的情形,根据实际情况
采取必要的维护措施;
To check the status of the roof,cleanstory,pickling shop of steel
structure building. Take necessary measures to it based on actural
situation.
经常性维护Daily maintenance :
3.1.4 办公区域公共走道,会议室等公共场所,保持墙面整洁及设施完好;各
类门窗在使用过程中发现的不良问题需要及时处理;
To keep the public walls such as walkway,meeting room be clean and
in good situation. To deal with the unhealthy facility problem while the
doors and windows are being used.
3.1.5 厂区路面及车间环氧树脂地板,及时修复各种原因造成的初期损坏,避
免更大的损坏发生;
To inspect all epoxy floors in factory area and workshop frequently,
recover all original damage caused by any reason timely.
3.1.6 经常性检查单体建物的功能性及结构安全性检查,及时解决及消除建物
的安全隐患
routine check of function and structure for each singular building, settle
and remove all potential safety problem.
3.2 Lighting 照明
周期性维护Regular maintenance:
3.2.1 每个季度全面检查厂区照明,车间照明及各类公共区域照明,对于损坏
的灯具及不良电气配件整体性更换及维护;
Quarterly overall inspection for whole plant lighting and public lighting,
repair and change all damaged lamps and defective parts timely.
3.2.2 每年全面检查一次照明供电线路的状况,对各类照明电气节点进行检查
及紧固;
Once anual inspection for the power supply cable of lighting, Confirm
and fasten all the electric connecters and joints.
3.2.3 更换性能老化且已严重影响供电安全的照明线路,确保用电安全;
Replace the lighting wires which is aged and affecting the power safety.
Ensure safety of using.
经常性维护Daily maintenance:
3.2.4 对于办公区域的照明需保持良好的工作状态,发现损坏的灯管或灯泡,
立即更换;
Keeping the good satus for lighting in office area, chage the damaged
lamps or bulbs immediately.
3.2.5 对于公共区域照明要兼并考虑节能及保障照度的要求,尽可能使用光控
开关管理公共部分照明。
Energy saving and brightness of public lighting should be considered. It
is better to try to manage public lighting by the twilight sensor.
3.3 Air conditioning and ventilating system 空调及通风系统
3.3.1 中央空调每年根据保养手册的要求,更换冷却润滑油及过滤器等;
Yearly change the cutting oil and filters for central air conditioner based
on operation and maintenance anual.
3.3.2 每两年对中央空调水系统进行一次清洗及水处理;检查所有管道设施齐
全有效;
Once pipe’s cleanliness and water treatment for central air conditioner
system every two year, making sure all pipes and accessaries are
complete and effective.
3.3.3 在空调季节,每季度清洗一次室内所有风机盘管的回风滤网;
Quarterly once cleanliness for filter screens of all inside fan coil units in
the seasons which need air conditioning.
3.3.4 对于分体式空调在空调季节每月清洗一次内机滤网;
Monthly once cleanliness for filter screens of all independent air
conditioners.
3.3.5 每个季度例行检查并维护建筑通风系统,保持室内健康的空气环境。
Quarterly regular inspection and maintenance for building’s ventilator
system. Keep health enviroment inside.
3.4 Water supply and drainage system 给排水系统
3.4.1 每个季度检查屋面排水口有无堵塞,管道检查口有无松脱;
Quarterly inspection whether all drainage outlets on roof are blocked
and pipeline check mouthes are loose.
3.4.2 如有发现管路跑冒滴漏的情形及时处理,避免对他物造成破坏;
Deal with all situation about water leakage immediately anywhere, Try
to avoid damage for others.
3.4.3 及时通知环卫部门每个季度清理一次厂区化粪池;
Inform enviroment and health station in time to clean all the digestion
tanks every quarter.
3.4.5 保持雨污水分流。
禁止任何地下管路改造导致雨污水混排。
Remain rain pipes system and waste water system separately. It is
forbidden to mixed rain water and sewage water because of any pipes
reconstruction.
3.5 Fire fighting system 消防系统
3.5.1 每年与消防维保单位签订年度维保协议,维保单位须根据国家规范及合
约约定执行各项维保工作;
To sign up agreement with fire-fighting service company every year.
And supplier must carry out all maintenance contents based on
China’s criteria and agreement signed.
3.5.2 每月检查所有消防栓及灭火器,保持现场灭火设施处于良好的状态;
Yearly inspection for all hydrants and extinguishers in the factory.
Make sure good status of all fire-fighting equipments anytime.
3.5.3 发现消防报警系统或消防栓灭火系统的故障须及时处理,消除安全隐
患;
Deal with all failures and faults of fire alarm system and hydrant
system sooner. Clear up all potential safety problem.
3.5.4 重点场所的报警装置例如锅炉房,液化气站的燃气报警系统若有必要的
需要委外检测及校验;
Some alarm devices at key location like the gas alarm system of boiler
room, LPG station should be tested and calibrated by outside
company.
3.6 Cranes 起重机
3.6.1 与专业公司签订行车维保协议,确保维保公司按照检测规程及合约规定
执行定期性维保工作;
Sign up the maintenance agreement with professional supplier to
ensure supplier provide regular maintenance service for all cranes
according to inspection standard.
3.6.2 备有适当的替换备件,避免生产过程中因配件损坏导致停产事故
To prepare necessary spare parts to prevent production shut down
because of damaged components.
3.7 Kitchen’s epuipment 厨房设备
3.7.1 厨房主管经常性检查厨房设备的完好状况,发现设备故障及时通知维修
人员处理;
Kitchen’s supervisor shoud often inspect all equipments. If any faults
happens, inform the related person.
3.7.2 燃气具使用完毕后需要及时关闭燃气,发生设备漏气及时停用设备,待
修复后方能再投入使用;
Gas cooker should be turned off after work. Failed equipment leaking
gas shoud be out of service right away. Then use it again until it’s well
repaired.
3.7.3 厨房下水道的厨余垃圾需要及时清理,防止排水管道堵塞;
To dispose the garbage in the sewage ditch of kitchen. Prevent from
the sewage pipes not to block.
3.7.4 室外隔油池需要经常性清理以防止油逅沉积粘附于管道。
It is necessary to often clean the outside oil separation tank to prevent
from the grease catch the pipes inwall.
3.8 Boiler room 锅炉房
3.7.1 锅炉操作工需严格按照操作手册管理锅炉设备,值班期间每两个小时巡
查一次锅炉运行状况并填写值班记录;
Boiler workers should operate boilers in strict accordfance with
operation annual, Go to patrol once every two hours for mornitoring
boiler running and write down the record on duty book.
3.7.2 检查人员需特别注意软化水的存量,避免锅炉发生干烧;
The duty person should particularly pay attention to the stock of water
in the supplementary tank. Avoid the boilers to be heated with out.
3.7.3 锅炉的温度表,压力计及安全阀等安全阀件至少每年委外校验一次;
The thermometers, pressure meters of boiler at least are must be
calibrated every year.
3.7.4 每天巡回检查天然气供应管道有无漏气等异常情况发生;
Patrol inspection for natural gas leakage everyday is required.
3.7.5 经常性检查管道有无泄漏水,蒸汽等,目视管道是否严重腐蚀,发生任
何异常及时报告设备主管;
Frequently inspect the water and steam leakage, observe the rusty
posobility of pipes with visual way. If any abnormal matter happens,
report the facility management early.
3.7.6 与专业维保单位签订天然气管道维保协议,每月进行一次全面检查,若
有紧急状况发生,立即通知维保单位到场处理。
To sigh up the maintenance agreement with professional supplier,once
overall inspection by service supplier. If any serious accident happens,
call service supplier immediately.
3.9 Air compressor room 空压机房
3.9.1 值班人员每班须至少巡查一次空压设备的运行状况,保证供气压力及空
气干燥质量;及时排放储气罐内积水并填写点检记录;
Duty person must at least go to patrol for compressors’ running state
and fill datas on the inspection table. Drain out the warter in the air
storage tank. On its purpose is to insure the air pressure and quality of
dry.
3.9.2 根据末端用气需求适当调节投入运行的设备数量,在保证供气量的前提
下,节省电能;
Properly adjust the quantity of compressors which are keeping running
according to the requirement of terminals. Try to save electricity by
providing enough air capacity.
3.9.3 根据空压机运行时间及时更换耗材,保持空压机的运行效率;
Replace the consumable parts in accordance with compressor’s
runtime. Remain the satisfied efficiency for compressors.
3.9.4 经常性检查内部管道是否有漏气或漏油现象,发现异常及时通知服务商
处理,供电问题通知生产电工处理;
Regular inspection for gas and oil leakage of air pipes. Call service
company for dealing with any abnormal expect the electrical problem
which is in charged by production electrician.
3.9.5 保持空压机房内的理想环境,较好的清洁度及符合设备运行条件的温
度,妥善处理替换下的废弃冷却油及耗材零件。
Remain the fitting surro unding in compressor’s room like well
cleanliness and tempareture. To dopose the waste oil and consumable
parts in a correct way.
3.9.6 各类安全阀及压力表必须不超过1年委外检测一次,确定所有安全装置
工作在有效期内。
All safety valves and pressure meters must be calibrated by outside
qualified organization every year. To idnetify all safty divices are all in
period of validity.
3.10 LPG station 液化气站
3.10.1 值班人员除了巡检锅炉房及空压机房外,需要坚守液化气站值班岗
位,监控供气系统安全运行,严格按照各类设备操作手册操作设备;
Duty person must stay the duty room at LPG station expect inspection
in boiler room and compressor’s room. Constantly monitoring the
running of LPG supply system.Operating all equipments in strict
coordance with instructions or operation anuals.
3.10.2 值班人员至少每两个小时需巡查一遍所有气站工作设备,听声嗅味辨
别设备运行状态是否正常,并填入值班记录;
Duty person must at least go to patrol for inspection of all equipments
which are in running every two hours. Identify the running state with
listening and smelling. At last fill the duty book.
3.10.3 与专业维保单位签订液化气管道维保协议,每月进行一次全面检查,
若有紧急状况发生,立即通知维保单位到场处理;
To sigh up the maintenance agreement with professional supplier,once
overall inspection by service supplier. If any serious accident happens,
call service supplier immediately.
3.10.4 各类安全阀及压力表必须不超过1年委外检测一次,确定所有安全装置
工作在有效期内;
All safety valves and pressure meters must be calibrated by outside
qualified organization every year. To idnetify all safty divices are all in
period of validity.
3.10.5 经常性检查管道有无燃气泄漏,管道及阀门外层是否严重腐蚀,消防
器材是否合格有效,每年对站内室外所有管道刷漆防腐一次。
Regularly inspection for gas leakage, rusty surface of all pipes, fire-
fightring equipments anywhere. To paint all outdoor pipes at LPG
station every year.
