WI-BA-03-01消防设施检查、保养制度
1.0目的确保宾馆消防设施动作正常,一直处于良好状态。
2.0适用范围适用于消防维修保养公司、宾馆保安部监控室人员、领班以上管理人员。
3.0职责由消防维修保养公司负责对宾馆消防设施维护保养;由保安监控中心负责协助并跟进检查。
4.0制度内容4.1宾馆(甲方)委托消防工程公司(乙方)承接宾馆碧云楼、绿映楼及基建办自动消防系统的定期检测及维护保养工作,并督促有关承建商在合同保养期内负责明晖楼的消防保养工作。
4.2 服务项目与服务范围4.2.1服务项目:消防栓系统;消防喷淋系统;自动报警系统(包括监控中心);防排烟系统(包括送风系统)、消防广播系统;消防联动系统。
4.2.2服务范围:宾馆碧云楼、绿映楼、明晖楼、基建办。
4.3工作要求:每月二次例行检查(每月1 号、15号各查一次),时间调整不可超过三天),每季度会同甲方消防管理人员进行全系统模拟试验,并记录检测结果,存档备查。
记录需如实说明检测系统范围、数量、及运行情况、设备配件损坏更换原因,规格、数量等。
4.4乙方责任4.4.1确保上述消防系统一直处于良好状态,性能指标达到消防规范及消防部门要求,通过消防部门年检,并负责办理有关年审手续。
4.4.2维护检测应不妨碍和影响甲方的生产经营管理,对日探机报警系统由于产品日久老化,出现问题,应及时找“日探”代理商解决,最迟不宜超过一个月时间。
否则,乙方做出相应赔偿责任。
4.4.3因保养不及时,发生火灾时造成消防系统不能正常运作,责任由乙方负责。
4.4.4乙方自备检测设备及维修工具。
4.4.5乙方维修保养人员工作时,要佩戴出入证件,注意礼节礼貌和着装整洁。
4.5甲方责任4.5.1甲方应为乙方提供现场工作条件,并安排专人负责引导和跟进。
4.5.2需要更换设备件时,乙方必须告知甲方负责人并说明原因,经认可同意后方可更换,更换材料、设备所需费用均由甲方负责。
4.5.3甲方负责对乙方每项维修保养工作验收,并签名认可。
4.5.4对于乙方反映的问题及处理方案,甲方必须给予回复,由于拖延时间而造成的后果,应由甲方承担。
