自2011年以来,租赁业似乎已经从全球经济危机中恢复过来,但如今仍面临很多附带冲击。

复苏是否能够持续、稳定,成为业界普遍关心的问题。

本报告中的所有交易价格均以美元作为单位。

概述。

租赁业的复苏早在2010年已显现出来,特别是2011年租赁业取得了20%以上的恢复性增长。

事实上,2012年全球范围内租赁业增长了8.95%,这一可观的增长幅度也符合我们之前的预期。

北美、欧洲以及亚洲这三个地区的租赁业务量超过了全球业务总量的95%,各地区的报告均呈现正增长。

一些业务量较少的地区,如非洲租赁业务量略有缩减,而澳大利亚和新西兰租赁业务量略有增加。

由于去年对统计数据的调整,拉丁美洲的业务增长幅度还不是非常明朗,但是有一点可以肯定的是,该地区的投资规模在2012年增长了约13.96%。

不断变化的局面。

近年来,租赁业的实质一直不断发展变化着。

一些企业和协会,正在由设备租赁向设备融资转变,这种变化是租购已成为融资机制的重要组成部分的一种表现。

在一些国家,租购已经成为租赁公司收益的主要来源,而在某些国家,租购甚至是“租赁”行业唯一可用的业务方式。

显而易见,一些国家的租赁公司在过去几年内,已将租购的收益合并到其收益报表中,且并未说明这一情况。

然而,国家租赁协会通过问卷调查得到了一个共识,希望在未来几年里能将租购交易包含在租赁交易额的统计中。

因此,我们的年报中将同时体现租赁和租购。

最近出现了一种现象,一些国家的租赁公司通过人为延长租赁期限、降低收益率的方式侵蚀真实租赁的税收优势。

这些国家的行业协会组织认为,租赁公司为了追求操作的简便而采用的该类业务方式本质上实为北美地区。

北美地区租赁业务量增长了15%,年交易额达到3364亿美元。

与2011年相比,北美地区在全球市场的占有率增长了约2%,达到38.8%。

太平洋航线市场2012年上半年回顾及全年展望作者:费思来源:《集装箱化》2012年第10期1 2012年上半年回顾1.1 东行货量增长总体趋缓据美国PIERS公司统计,2011年远东地区出口至美国货量约,比2010年增长1%;2012年1—4月,远东地区出口至美国货量约371万TEU(见图1),与2011年同期基本持平,增势趋缓。

从出口货源地来看:2012年第一季度中国(不包括香港和台湾地区)出口至美国货量为182万TEU,占远东地区出口至美国货量的比例为66.0%,同比微跌0.8%;东南亚地区出口至美国货量所占比例为14.3%,其中越南和马来西亚出口至美国货量增长较快,同比分别增长13.6%和16.7%;韩国、日本、中国台湾和中国香港出口至美国货量所占比例分别为5.9%,5.6%,4.6%和3.6%。

从出口目的地来看,自2000年以来,远东地区出口至美东地区货量占远东地区出口至美国货量的比例稳步上升(见图2),越来越多的美国进口商开始在美东地区建立配送中心,以便接近销售市场,降低物流成本。

在国际金融危机爆发前的2002—2007年,远东地区往美东地区的全水路货流快速增长;国际金融危机期间,虽然往美东地区货流增速下降,但仍快于往美西地区货流增速,使得远东地区出口至美西地区货量与出口至美东地区货量之比值从2000年的5.2降至目前的2.4左右。

由图2可见,目前远东地区出口至美东地区货量约占太平洋航线东行货量的30%;考虑到东行至美西地区的货物中,往美东及中西部地区的内陆货约占45%,估计东行货量中美湾及美东地区货量实际占40%以上。

1.2 西行货量增势良好2011年美国出口至远东地区货量约613.5万TEU,比2010年增长7.5%;2012年1—2月,美国出口至远东地区货量约103万TEU(见图3),同比增长4.4%。

从出口目的地来看:2012年1—2月美国出口至中国(不包括香港和台湾地区)货量占美国出口至远东地区货量的比例最高,达到44.7%,同比增长13.7%;美国出口至东南亚地区货量所占比例为14.8%,其中出口至越南货量同比增长12.6%;美国出口至日本、韩国、中国台湾和中国香港货量所占比例分别为13.4%,10.7%,9.7%和6.6%。

Marubeni tabled the highest bid for H2 Nov at $948.50/mt with nearest offer weighing in at $952.00/mt from Mabanaft.South Korean petrochemical producers are expected to buy more than 50 November cargoes as the country’s demand for the petrochemical feedstock remains healthy despite declining margins, said trade sources.Even though most of Asian end-users were said to be considering run cuts of their naphtha-fed crackers, most of crackers in South Korea were still operating at full capacity due to their newer facilities and larger capacities.Some Japanese end-users and Taiwan’s Formosa Petrochemical Corp (FPC) which restarted its No.2 steam cracker last week were still in discussion to decide whether to lower runs of their crackers.The current easing sentiments have resulted in continued drops in FOB premiums with India's Oil & Natural Gas Corp (ONGC) unloading its latest cargo to Total at lower premiums, said trade sources.The refiner sold the 35,000-mt parcel for Oct 3-4 lifting from Hazira at a premium of $34.25/ mt to Middle East quotes, which is about $5 lower compared to what it had previously fetched for an end Sep-loading lot at plus $39.30/mt.Indian Oil Corp (IOC) has also resumed spot naphtha sales from Kandla after skipping exports from the port in September. The refiner sold 30,000 mt for Oct 8-10 lifting to Socar at a premium of $25.65/mt to its own pricing formula, said trade sources.It has also awarded 8,000 mt of heavy grade naphtha, which is likely to be used for gasoline blending for early October lifting to Vitol at a discount of $45/mt.IOC has also offered a 35,000-mt parcel for the first time in four months upon the completion of refinery maintenance which had previously curbed exports. The refiner offered the parcel for Oct 15-17 lifting in a tender which closes on Thursday with one-day validity.IOC is the parent of Chennai Petroleum, which is scheduled to end maintenance at its 190,000-b/d Manali refinery at the end of this month.IOC has so far either sold or offered as much as 113,000 mt for October loading, which sharply higher compared to its spot sales for Sep-loading at only 35,000 mt.Fellow subcontinent refiners, Hindustan Petroleum Corp Ltd (HPCL) and Bharat Petroleum Corp (BPCL) were also expected to end their turnaround program at their Vizag and Mumbai plants respectively this month.As for arbitrage cargoes, the recent spike in o u t r i g h t c r u d e p r i c e s h a s d e n t e d petrochemical demand for naphtha as a feedstock, leading to a build-up of cargoes in Europe.Even though East-West arbitrage was said to be still unworkable, Total, which won a prompt Sep-loading cargo from Libya's Ras Lanuf, was said to be shifting it to Asia, said trade sources. This however could not be directly verified.Total is not the only trading house to be sending naphtha to the East despite the current poor economics. The French oil major had last offered at plus $68/mt to Oct CP.ExxonMobil was heard to have awarded its spot tender for a 44,000-mt evenly split cargo to a trader, according to trade sources.The cargo to be loaded on the VLGC “BW Tokyo” from Bonny over Sep 24-28 was heard sold at prices benchmarked to Mont Belvieu quotes.As West African cargoes are traditionally sold in Europe, the wide East-West spread between CFR ARA and CFR Japan hovering above $100/mt may prompt the buyer to bring this cargo to Asia to meet the steady demand ahead of the winter season.ExxonMobil last sold a similar cargo for end-Aug loading to SHV, which discharged the propane portion in North West Europe and the butane portion in Lavera.Over in Japan, Idemitsu Kosan plans to process some 40.88 million bbl of crude in Q4, which works out to a potential output of around 81,000 mt of LPG, up from 76,000 mt last quarter.In South China, domestic refinery gas closed $5/mt lower to $1085-1093/mt, with wholesale settlement prices for propane and butane steady at $1036/mt and $1050/mt respectively.The spot prices for delivery into China for propane shed $35/mt to $1100-1105/mt and t h a t f o r b u t a n e re t re a t e d $15/m t t o $1030-1035/mt.Wholesale settlement prices in East China for propane and butane in East China were unchanged at $1043-1057/mt while prices for domestic mixed cargoes fell $6/mt to $1031-1093/mt.GASOLINESufficient regional supplies and muted demand from Vietnam, Asia's second largest gasoline import after Indonesia have dragged current sentiments lower.The West’s lack of appetite for Asian cargoes has also contributed to the sentiments as the US probably has sufficient inventories, even after helping to plug a recent supply shortfall in Venezuela caused by the shutdown of its largest refinery following a fire last month.The 645,000-b/d Amuay refinery has started ramping up, and is operating at 330,000 b/d. Its catalytic cracking unit was due to restart on Thursday.REFINING NEWSJapanese refiner Idemitsu Kosan has announced on Wednesday that it will process 6..5 million kiloliter (about 440,000 b/d) of crude for the Oct-Dec 2012 period for domestic market, down 4% from the same period last year amid weak domestic gasoline demand and also soft industrial fuel demand with sluggish economy in China and Europe.Idemitsu operates four refineries in Japan with combined refining capacity of 640,000 b/d, meaning the company's Q4 utilization rate will be about 69%..The company plans to shut down its 120,000 b/d Tokuyama refinery for two months from end-September for regular check-up and the preparation of mothballing refining capacity in March 2014.Meanwhile,Idemitsu's July-Sep 2012 crude processing volume is estimated at 6.2 million kl (about 424,000 b/d), 2% higher than the same period last year and also higher than its original plan of processing 6 million kl (about 410,000 b/d).Idemitsu plans to export 400,000 kl (about 2.5 million barrels) of oil products in Q4 2012, same as Q3, 2012 that was much lower than original plan of 700,000 kl (4.4 million bbl) partly due to a fire at its 220,000 b/d Chiba refinery in July and lower than expected crude processing volume during the period.The company plans to import 300,000kl (1.9 million bbl) of fuel oil for direct-burn in power plants in coming quarter, compared with 200,000kl it had bought for the Q4 2012.Japan’s top refiner JX Nippon Oil and Energy said it has taken offline its 180,000 b/d CDU at Muroran refinery in Hokkaido, Northern Japan on Tuesday due to the problems with secondary units. It remains to be seen when to restart it.JX’s joint venture with Petrochina, Osaka International Refining Co (OIREC) has meanwhile said that the CDU at its 115,000 b/ d Osaka refinery is currently operating normally despite rumors that operations were halted due to a lightning strike.GENERAL NEWSSingapore port issues advisory for anchoring vesselsThe Maritime and Port Authority of Singapore (MPA) has issued an advisory prohibiting all vessels from anchoring in a demarcated area in the Eastern Anchorage on 23 Sep from 6-11 pm local time due to the F1 Singapore Grand Prix held nearby on the same day.The demarcated area covers Marina South, Marina Barrage and a portion of Marina East, according to the MPA advisory.Singapore is a major trading center for refined oil products and the world's biggest bunker fuel market by volume.IEA sticks to weak oil demand outlookThe International Energy Agency made few changes to its closely-watched global oil demand forecasts sticking to a subdued short term demand growth outlook as macro-economic woes create an apparent cushion of supply and stocks.In its latest monthly oil report, the Paris-based agency raised its forecast for global oil demand in 2012 by 130,000 barrels/day (b/d) to 89.8 million b/d and raised its estimate for 2013 by 110,000 b/d to 90.6 million b/d.But the changes reflected revisions to US, Brazilian and Canadian demand data for 2011, which put demand for last year 200,000 b/d higher than it previously reported.The pace of oil demand growth is expected to remain relatively "steady" over the next 18 months, however, with annual gains of around 800,000 b/d, or 0.9% in both 2012 and 2013, the IEA said, little-changed from its previous estimate."This modest growth rate reflects the combined effects of sluggish global economic activity, historically elevated oil prices and global improvements in energy efficiency," the IEA said.The IEA said the "stock cushion" in OECD countries now looks more comfortable when measured in days of forward demand, due to the weak expectations of future demand.The IEA said, however, it still sees mixed signals in the outlook for global oil markets with Iranian sanctions, geopolitical turmoil, and supply disruptions creating a "more flexible, but also more volatile" market.It said global oil supply fell by 100,000 b/d month-on-month to 90.8 million b/d in August as OPEC production growth failed to fully offset unplanned outages in non-OPEC countries.OPEC crude oil supply rose by 45,000 b/d to 31.55 million b/d in August, with Iraq as well as West African producers Nigeria and Angola posting the largest increases, the IEA said.August output is in line with average year-to-date OPEC supply of 31.54 million b/d, the IEA noted, adding that OPEC's effective spare capacity is seen at 2.49 million b/d.Imports of Iranian crude edged up to 1.1 million b/d in August from below 1 million b/d in July despite US and EU sanctions which directly target the country's oil revenues, the IEA said.Due to mainly hurricane-related outages in the Gulf of Mexico, non-OPEC supply fell by 200,000 b/d in August from July, the IEA said. Planned and unplanned outages slowed growth in non-OPEC supply to just 200,000 b/ d in the third quarter from around 550,000 b/d in the first two quarters, the IEA said.As a result of the revision to demand, the IEA raised its estimate for the average call on OPEC crude in 2012 and 2013 by 100,000 b/d to 30.3 million b/d and 30.2 million b/d respectively.The call on OPEC crude for the current quarter is also now expected to rise by 1.3 million b/d from Q2 reflecting the seasonal, quarter-on-quarter uptick in demand, the IEA said.In the final quarter of the year, however, the IEA said it sees a "substantial" 500,000 b/d drop in the "OPEC call" to 30.6 million b/d reflecting an expected recovery in non-OPEC supplies.The IEA said OECD industry stocks rose by a "weak" 10.6 million barrels to 2.71 billion barrels in July, just half the five-year average build for the month of 20.7 million barrels.Preliminary data also indicates that OECD stocks fell counter-seasonally in August by 21.8 million barrels. Crude oil stocks led the fall with a draw of 23.7 million barrels."On a forward demand basis, inventory cover looks more comfortable, due mostly to diminishing demand prospects through October," the IEA said.It said total OECD stock cover now stands at 58.3 days, 0.2 days above end-June and 0.6 days above a year ago.。

DEMAND FOR LOGISTICS SPACE REMAINS REASONABLY FIRM BUT RENTS CONTINUE TO RECORD SLOW GROWTH
Hot Topics Economic growth in Asia Pacific slightly improves in Q4 2012 to 4.3% y-o-y, up from 4.1% y-o-y in Q3 2012, thanks mainly to a slight revival in growth in China and reduced concern over the Eurozone debt crisis and fiscal cliff in the United States Industrial activity in China and India records a modest gain in Q4 2012. Industrial production holds steady in Taiwan and South Korea but growth picks up visibly in Malaysia, Indonesia, and Thailand Beijing records strong rental growth of 5.4% q-o-q for logistics space due to sustained demand from e-commerce companies, third party logistics operators and trading companies, combined with a lack of available space Wellington registers the largest rental decline within the region as rents fall by 4.7% q-o-q. Weak demand coupled with competition from the ample supply of cheap secondary industrial space prompts landlords to soften The CBRE Asia Pacific Industrial Capital Value Index increases by 2.0% q-o-q during the period. However this was slower growth compared to the figure of 3.4% q-o-q recorded in Q3 2012 The CBRE Asia Pacific Logistic Rental Index recorded a minor increase of 1.0% q-o-q in Q4 2012 compared to 0.8% q-o-q in Q3 2012 as rental growth stabilised for a second consecutive quarter, indicating that rents may be approaching their peak. Growth in China remained strong but very few rental increases were observed in Pacific markets, aside from Sydney. Q4 2012 saw steady demand from ecommerce operators, retailers and 3PL firms. Demand for high quality large units held firm during the period. Industrial space - especially in major markets such as Beijing, Hong Kong and Perth – remained tightly held and continued to inhibit major transactions. The bulk of leasing transactions involved small to medium sized spaces although the average size of deals was comparatively larger on a q-o-q basis, particularly in Guangzhou and Greater Tokyo. Chart 1: Key Economic Indicators The outlook for the Asia Pacific logistics and warehouse sector in 2013 remains positive despite a drop in demand as supply will continue to remain limited. Rental growth in many key markets in Asia will largely depend on the future performance of retailers that have experienced explosive growth over the last two years. In the Pacific overall leasing demand is expected to soften and landlords will be forced to provide more incentives and show greater flexibility despite solid demand for good quality assets. The lack of supply of large modern logistics facilities in prime locations did not improve during Q4 2012 and the period saw only a limited volume of new completions. The shortage of new supply will not be resolved in the short term unless governments in Asia release more land for industrial usage or the lending environment improves in the Pacific.

Industrial activity in China and India recorded a modest improvement in Q4 2012, bringing an end to the decline witnessed over the past three quarters. Industrial production held steady in Taiwan and South Korea but growth picked up visibly in other markets including Malaysia, Indonesia, and Thailand. PMI readings towards the end of 2012 showed signs of improvement - albeit very weak ones - for Asian manufacturers. South Korea and Taiwan both recorded slight gains but Australia continued to struggle due to the strength of the dollar which is eroding the external competitiveness of the country’s manufacturing sector. Merchandise export growth for the region as a whole staged a mild upturn during the period, mainly driven by the uptick of exports from China and recovery of intra-regional trade in Southeast Asia. Although regional exports have displayed some resilience most countries continue to suffer from weak demand from the United States and Eurozone. Despite the slight uplift in regional economic growth in Q4 2012 the economic situation in the United States and Eurozone will continue to weigh on sentiment and dampen prospects of a significant upturn. Most Asia Pacific markets, especially more open economies including Hong Kong, Singapore, Taiwan and South Korea, look set to face another challenging year. Southeast Asian economies (excluding Singapore) are expected to fare comparatively better as strong domestic consumption and favourable demographic growth will party offset part the impact of weaker external demand. Growth in China is expected to be stable as the government attempts to strike a balance between maintaining economic growth and keeping the residential property market and inflation in check.
