限购政策松绑对珠海市斗门房地产市场的影响研究

摘要

限购松绑政策是国家提倡地方政府对房地产市场分类调控的体现，是促进市场自发调节的重要过程。在限购松绑的进程中，许多学者针对不同地区展开了限购松绑的相关研究。珠海作为粤港澳大湾区西部核心城市，在粤港澳大湾区规划和港珠澳大桥开通的利好政策下，珠海斗门房地产市场限购政策逐渐松绑。斗门区是珠海市西部开发的重要对象，因此，研究限购政策的松绑对斗门区房地产市场的影响有重大的意义。本论文在对斗门区实施的限购松绑政策进行梳理和对比分析基础上，进行了不同阶段限购松绑政策的区别研究，得出斗门区限购松绑的变化趋势。接着对斗门区房地产市场展开分析，围绕限购松绑前后斗门区房地产市场的土地市场和住宅市场产生的变化，研究限购松绑政策对斗门区房地产市场的影响和意义。最后针对斗门区的限购松绑政策存在的不足提出相关建议促进房地产市场的稳定发展。

Abstract

The policy of loosening the purchase restriction is the embodiment of the state's promotion of local government's classified regulation of the real estate market, and it is an important process of promoting the spontaneous regulation of the market. In the process of restricting purchase and loosening, many scholars have carried out relevant research on restricting purchase and loosening in different regions. Zhuhai, as the core city in the western part of Guangdong, Hong Kong and Macao Bay area, under the favorable policies of the planning of Guangdong, Hong Kong and Macao Bay area and the opening of Hong Kong Zhuhai Macao Bridge, Zhuhai Doumen real estate market restriction policy gradually relaxed. Doumen district is an important object of the western development of Zhuhai City. Therefore, it is of great significance to study the effect of the deregulation of the purchase restriction policy on the real estate market of Doumen district. In this thesis, based on the combing and comparative analysis of the purchase restriction policy in Doumen District, the thesis conducts a different study on the purchase restriction policy in different stages, and finds the change trend of purchase restriction policy in Doumen District. Then, the paper analyzes the real estate market in Doumen District, focusing on the changes of the land market and the housing market before and after the deregulation, and studies the impact and significance of the deregulation policy on the real estate market in Doumen district. Finally, the paper puts forward some suggestions to promote the stable development of the real estate market.
