摘要

随着我国城市化水平的飞速发展,住房改革的不断深入,相继出台的相关法律政策,房地产市场行业进入高速发展阶段,享受舒适安全的居住环境、热情周到的物业服务成为人们对居所普遍的要求。面对优胜劣汰激烈的市场竞争,面对人们对于物业服务越来越高的要求,促使物业管理模式也越来越成为物业企业立足市场,打造品牌的又一竞争手段。但是我国物业管理行业虽然发展迅猛,但仍处于起步阶段,所以在发展过程中一些深层次、复杂化的问题不断出现。例如内部管理体系不完善、营销制度不规范、人力资源结构不完整等问题,随着时间的推移这些问题不但会成为企业前进的绊脚石而且会成为阻碍社会经济发展的一大因素。

本文运用文献研究法、综合调查法、案例分析法介绍了彩生活物业服务企业的发展现状并其发展历程,剖析了制约彩生活物业服务企业发展的因素。并通过系统的对彩生活物业服务企业盈利模式、成长模式和管控模式进行综合的分析,提出合理化建议。使公司步入良性循环的发展轨道,不仅在激烈的市场竞争中得以发展,还能够为国内其它物业管理公司提供一些具有实际意义的指导意见和启示。

Abstract

With China's rapid development of urbanization, housing reform thorough and relevant laws and policies promulgated, comfortable and safe living environment , warm and thoughtful property services become common requirement for residence . Facing the survival of the fittest in the fierce market competition, in the face of more people for property services and requirements, the property management service marketing has become the property management enterprise based on the market but also a means of competition to create brand. But China's property management industry is growing fast, but still in the initial stage .So some deep, complex problems are constantly emerging in the process of development of service marketing. For example, the internal management system is not perfect, marketing system is not standard, the structure of human resources is not complete and other issues, With the passage of time, these problems will not only become an obstacle and will become a major factor hindering the development of social economy. This paper uses the methods of literature study, investigation method, case analysis method introduced the birth and development service marketing. And through the system to make a comprehensive analysis of the property company macro environment, micro environment, the integration of a set of suitable for the company service marketing strategy. Track the company into a virtuous cycle, not only to develop in the fierce market competition, but also can provide some practical guidance and inspiration for other domestic Property Management Company.
