物业部负责客户之管理和公共地方的管理工作，在客户事物方面，首要任务是推动客户的教育，使他们进驻物业后明白要遵守公共规则、爱护公物、维护全体客户合法权益、及促进客户彼此间之睦邻关系。
而作为业主之代理人亦有必要解释有关之设备及供应之能量，予客户认识。
此外，亦要让客户明了水电费收费方法、电梯和手扶电梯之数量及使用方法、空调设备及其供应时间，加时空调费及大厦提供之基本设施。
另外，亦要解释有关签署租赁合同后，需要办理之入住手续及退租程序等，编制成客户手册提供予客户参考，继而解释装修指南内之规定，物业部亦要兼顾公共地方清洁、卫生之维护及公共设施之养护，使管理能发挥其应有之功能。
篇二：商业地产租赁合同样本.dotx 租赁合同租赁合同甲、乙双方在平等自愿、协商一致的基础上，特此层1#&2#, 单元租赁的有关事宜，达成如下合同，以资共同遵守。
1、定义1.1 承租面积??系指作为计算租金、物业管理费等依据的，由甲方测算的承租单元的建筑面积。
1.2 承租单元??系指乙方通过履行本合同，向甲方租赁使用的物业的某一（或某些）部分。
1.3租金??指甲方按本合同约定将承租单元交付乙方使用，乙方按本合同约定的金额、期限向甲方缴纳的房屋租赁使用费用，但不包括乙方按合同规定应当向甲方、物业管理公司、政府、公用事业单位或其他第三方缴纳的其他费用；数额详列于本合同第7.1条。
1.4物业管理费?乙方需按月向甲方当时聘用的物业管理公司支付的管理费，物业管理费按乙方承租单元建筑面积收取；并可根据本合同约定调整，本合同签署时承租单元物业管理费详列于第7.2条。
1.5其他费用??系指乙方因租赁承租单元而应支付的租金以外的费用，包括但不仅限于电费、水费、电话费、停车费、以及空调延时使用费等。
1.6承租期??系指本合同约定的乙方租赁承租单元的期限，详列于本合同第4.1条。
1.7 履约保证金?系指乙方为完全保证履行本合同约定之各项义务和责任向甲方交付的款项，数额详列于本合同第9条。
1.8 预定交接日?系指甲乙双方按本合同约定预定交接承租单元的日期。
2、承租单元2.1 甲方同意出租，乙方同意承租位于路号层1#&2#,1-11单元及其设施（即承租单元）。
乙方已对承租单元进行了实地查看，并已对承租单元及其周边环境有充分的了解和认可。
2.2 承租面积:甲方测算的承租单元的建筑面积为平方米。
甲乙双方在此不可撤销地作出明确声明：为避免将来发生争议，若该承租单元承租面积与任何人士、组织或机关测量的租用面积或其它算法的面积有出入，双方同意不对该承租单元的租金及其它以该承租单元承租面积为基础进行计算的其它任何费用作调整。
2.3 承租单元位置参见本合同附件a平面图中所示的特定部分，该示意图仅作识别用途。
3、承租单元用途3.1 在任何时候，乙方只可将承租单元用于办公用途，而不得移作他用。
乙方不得使用甲方的名义进行商业性或非商业性活动，亦不得使用甲方物业进行违法的活动。
3.2 若乙方要将承租单元作为其法定注册地址，应当书面通知甲方,并将相关注册证明复印件于法人营业执照（或营业执照）核发后30天内提交给甲方及物业管理公司备案。
4、承租期、免租期4.1 承租期自2016年6月1日（即起租日）至2019 年月日止，共年。
4.2 乙方装修期共计4.3 乙方免租期共计个月：免租期内乙方无需支付租金，但需向物业管理公司缴纳全额物业管理费，及实际发生的水、电费等其他费用，并履行本合同项下乙方所应履行的其他相关义务。
若因乙方的原因提前解除合同或因乙方原因导致合同被提前解除，从而导致租期未满的情况，免租期无需支付租金的规定不适用，乙方需按本合同的第17条之约定承担相关违约的责任。
4.4 租赁期满，甲方有权收回租赁场地，乙方应如期交还。
乙方如要求续租，则必须在租赁期满9 个月前向甲方提出书面意向，经甲方同意后，甲乙双方须在约满前6个月内重新签订续租合同。
如乙方在租赁期满九个月前未向甲方提出书面续租意向或双方未能于约满前6个月内就续租达成共识并签订租赁合同，甲方有权将租赁场地转租他人，并有权与他人订立新租赁合同。
5、承租单元的交接5.1 甲方将于2016年6月1日（即预定交接日）将符合以下条件的承租单元交予乙方，但乙方须在此时间前按本合同约定交付完履约保证金、首月租金、物业管理费： (1) 铝吊顶天花（按承租面积提供材料，由乙方自行安装） (2) 网络架空地板 (3) 乳胶漆刷墙 (4) 入户玻璃门(5) 灯盘（按承租面积提供材料，由乙方自行安装) (6) 地毯（按承租面积提供材料，由乙方自行安装） (7) 窗帘（按承租面积提供材料，由乙方自行安装）5.2 乙方应于预定交接日接收承租单元，若因乙方原因未能在预定交接日接收承租单元的，自预定交接日起，承租单元视为已交付，并自预定交接日起算免租期，乙方自行承担相应的一切后果。
交接时，甲乙双方代表应签署交接承租单元的有关文件或凭据。
交付以后乙方应当遵守甲方或物业管理公司的规章制度，且本合同所有关于房屋使用的条款在免租期内同样适用。
6、装修6.1 乙方在租赁期内可以对承租单元进行装修，但乙方应在开始进行装修之前，向物业管理公司办理装修手续并向甲方或其指定的第三方书面提交装修方案，装修方案经甲方或其指定第三方审核通过后乙方方可进行装修，因装修所发生的一切费用及损害责任由乙方承担。
装修手续办理程序、收费标准及其它要求见甲方所提供的由物业管理公司拟定的《装修手册》。
6.2 乙方装修承租单元，必须使用合格的装修材料以减少有毒气体对物业空间的污染，不得破坏物业的外观和内部结构、配套设施，并应严格遵从《装修手册》的规定。
因乙方装修设计、施工、验收等涉及的消防安全及其它安全责任将由乙方承担，若由此影响相邻房屋使用人的，乙方应负责修复相邻人遭受的损坏并承担由此引起的一切费用，包括对相邻人的合理补偿，甲方对此不承担任何责任。
如因乙方装修产生有毒气体导致任何第三方提出索赔的，由乙方自行与第三方协商解决赔偿事宜，甲方无须对此承担任何责任。
如因政府部门对承租单元相邻人提出整改要求，乙方应按甲方或物业管理公司要求予以必要协助，如乙方因此遭受损失的，应自行与相邻房屋使用人协商，甲方对此无须承担任何责任。
6.3 指示牌：乙方可享有在大厦内指定地方设置之指示牌（如有）展示乙方的合法名称（以合同内乙方名称为准）。
惟乙方必须在收到书面通知后14天内向甲方或物业管理公司支付为乙方装设附加、修理、改变或更换物业指示牌（如有）内乙方的名牌的合理服务费用。
倘若乙方日后需更改或附加其他名称，乙方需向甲方或其指定的第三方提出书面申请，甲方或其指定的第三方同意后乙方需支付相关费用，首次名牌的使用由甲方或物业管理公司免费提供。
6.4 为了保障大厦的安全、正常运行，乙方安装消防、机电、空调等设备时必须事先向甲方或物业管理公司递交设计图纸，在获得甲方或物业管理公司书面同意后方可施工，仅消防系统及空调系统之施工工程由甲方指定承包商统一施工，费用由乙方承担；其余工程，包括相关验收及费用由乙方自行决定及承担。
7、租金及物业管理费 7.1 租金：2016年6月1日-2019年11月15日，以人民币元/平方米/月(按建筑面积计算)结算，承租单元每月租金为人民币￥元(人民币 )。
甲、乙双方一致同意，在租赁期内，若因“营改增”政策的推行导致甲方未来税后租金收入减少的，则甲方可书面通知乙方调整本合同约定租金，租金调整幅度不应超过甲方租金减少的部分。
7.2 物业管理费：人民币元/平方米/月（按建筑面积计算,含空调费。
空调供应时间以合同约定之11.10条为准），承租单元每月物业管理费为人民币￥元(人民币 )。
