2.3建筑基地控制指标
Construction bases control index
2.3.1建筑基地最小面积不应低于表2.3.1的规定。

The minimum base area shall not less than the amount in chart 2.3.1

2.3.2建筑基地不足上述规定的最小面积,但有下列情况之一,且不妨碍规划实施的,表2.3.1中面积可按照80%执行:
If the bases area didn’t reach the above amount, the following exceptional case can be accepted and be performed by 80% of the above area under the premise of noninterference to the urban planning.
(1)邻接土地已经完成建设或为道路、河道或有其他类似情况,确实无法调整、合并的。

The adjoining land is the place that the construction of which has been completed or is an existed road, river course or other situation that causes troubles to adjustor merge.
(2)因城市规划街区划分、市政公用设施等的限制,确实无法调整、合并的。

Failure to be adjusted or merged because of the limit of the division of the blocks and public facilities etc.
2.3.3城市各类建筑的建筑密度、容积率不应超过表2.3.3的规定。

编制城市中心区、历史文化街区等特殊地区详细规划时,可参考表 2.3.3,根据具体情况合理确定建筑密度、容积率等指标,按规定程序批准后实施。

The building density, plot ratio for different kind of building shall not exceed the amount in
Chart 2.3.3. Combine with the practical situation to fix the building density and plot ratio in the detailed plan for urban central area or historic relics and then get the approval through legal
procedure.
2.3.4 建筑基地原有的容积率已超过规定值的,不得在该基地范围内进行扩建、加层。

Building base original plot ratio exceed the specified value, shall not make any extension or adding story within the site area.
2.3.5建筑物之间因公共交通需要,架设跨越城市道路的人行通道且符合下列规定的,其建筑面积可不计入建筑容积率控制指标范围。

In case an overpass for passages is needed between two constructions; it shall meet the following requirements, its construction area can be (or not) calculated into the volume control indicator scope.
(1) 通道内不设置商业设施,通道全天候对公众无偿开放。

There’s no commercial facilities situated on the overpass.The passages shall be open to the public 24hours a day.
(2) 通道下的净空高度不小于5.0米,但穿越宽度小于16米且不通行公交车辆的城市支路的通道下的净空高度可不小于4.5米。

The headroom beneath the overpass shall not be less than 5.0 meters. The crossing width shall less than 16 meters but the headroom beneath the overpass can be not less than 4.5 meters if there’re no public buses passing through.
2.4 容积率计算和管理
Plot ratio calculation and management
2.4.1 住宅建筑的层高不宜超过3米,使用集中空调或新风系统的不宜超过
3.3米。

公共建筑等其他类建筑的层高,应与其功能相适应。

The residential floor height shall not exceed 3m, if adopt central air-conditioning or fresh air system, then not exceed 3.3m. The floor height of public building and other buildings shall be suitable for its functions.
2.4.2 各地应制定建筑层高的管理规定,层高超过规定一定幅度的,超过部分应折算容积率。

Local area shall make management regulation for the building floor height, if the building floor height exceeds the range of stipulated height, the overage shall convert into plot ratio.
2.4.3 各地应在国家和省规范的基础上,综合考虑满足居室日照、强化容积率管理、维护公共利益和公众合法权益等要求,制定阳台、阁楼、地下室、半地下室、架空层、过街楼、复杂地形上建筑物等的建筑面积管理和容积率计算的具体规则,以规范管理,促进公平。

Local area shall make detailed principle for building area management and plot ratio calculation
for the balcony, attic, basement, semibasement, empty space, arcade, and complex terrain located building according to national and provincial regulation, meanwhile meet the requirement of sunshine, enhance of plot ratio, public interests and public legal rights etc.

1、根据《城市居住区规划设计规范》(GB50180-93)(2002年版)附录A之A.0.1的规定,江苏省位于Ⅱ类气候区的城市包括连云港、徐州的全部辖区,宿迁大部(泗洪除外),涟水,滨海、阜宁、射阳、响水;其他地区都位于Ⅲ类气候区。

According to Urban Residential Area Design Regulation (GB50180-93)(2002 edition) appendix A, term A.0.1, the climate Ⅱ in Jiangsu province covers Lianyungang and Xuzhou whole area, most area of Suqian(except Sihong), Lianshui, Binhai, Funing, Sheyang, Xiangshui; other area are all within climate Ⅲ area.

3、表中所列数值以单块建筑基地计算,住宅建筑密度和住宅建筑容积率分别是指住宅建筑净密度和住宅建筑面积净密度;住宅建筑的建筑基地达到居住组团及以上规模时,采用居住用地控制上限指标的,根据《城市居住区规划设计规范》(GB50180-93)(2002年版)3.0.2.2条居住区用地平衡控制指标折算。

The above amount calculated by single block, the residential building density refers to building net density and the plot ratio refers to building area net density; If the residential building construction base form a group, then adopt maximum index, according to the "urban residential area planning and design specification" (GB50180-93) (2002) article 3.0.2.2 residential land balance control index.
4、幼托、中小学校等建设项目的容积率不得超过上表中相应住宅建筑的指标。

The plot ratio of kindergarten and primary school and middle school shall not exceed the above index
5、工业用地应提倡建设多层厂房,并在规划条件中规定容积率下限;工业用地上兼容的自有办公和生产研发建筑,其建筑密度、容积率指标、高度控制可参照办公建筑执行;有特殊工艺要求的工业项目,其指标可根据实际情况确定。

Encourage multi-level building for industry function, and stipulate minimum plot ratio in the plan condition; The office and production building on the ground shall take above office index for the building density and plot ratio; the special technological required project shall decide the index according to the practical situation.
6、同一地块或同一建筑内包括不同建设类型的,其容积率按按不同建设类型的建筑面积比例折算。

If the same block or the same building contains different building categories, then the plot ratio shall be calculated according to the building area of each category.
7、表中指标不包括地下层建筑面积。

The above index do not include underground building area
8、表中指标为区间的,低值为下限,高值为上限;其余指标为上限。

The interzone index refers to maximum and minimum index, others refers to the maximum index.
9、高度超过100米的超高层建筑,在满足日照、交通、消防、施工安全等要求的前提下,其建筑密度和容积率可以按照详细规划确定的指标执行。

The super high-rise exceed 100m, shall meet the requirement of sunshine, traffic, fire prevention and construction safety, meanwhile, shall take the detailed plan for its building density and plot ratio.
3 建筑管理
Building management
3.1 建筑布局
Building layout
3.1.1 建筑布局、朝向、形态等,应有利于自然采光、通风,减少建筑能耗。

The building layout, orientation and function shall be in favor of daylight, ventilation and building consumption.
3.2建筑间距
3.2.1建筑间距应符合日照、消防、抗震、安全的要求,并综合考虑采光、通风、环保、视觉卫生、工程管线和文物保护等方面的要求。

The distances between constructions shall meet the requirements of sunlight fire protection, sanitation, safe, daylight, ventilation, environment, engineering pipeline and preservation of cultural relics etc.
3.2.2住宅建筑的日照一般应通过与其正面相邻建筑的间距控予以保证。

如需通过其他方向满足其日照要求的,相关控制指标和要求应当与相邻地块的开发利用统筹考虑。

现状住宅建筑的日照时间低于国家现行标准的,周边用地的开发建设不应减少其现有日照时间。

Residential sunlight shall be guaranteed through the distance between its adjacent building.If it is necessary to meet the sunshine requirement through other directions, the development and utilization of the relevant control indicators should be overall considered together with the adjacent plot. The existing buildings which cannot meet the sunshine requirement, shall not reduce the existing sunshine time for its surrounding land development.
3.2.3各城市、县正南北向住宅建筑日照间距系数低限值按表3.2.3执行。

The minimum coefficient of sunshine spacing for north-south oriented residential in each city and county shall in line with chart 3.2.3.
3.2.3.1住宅建筑的建筑间距按下列公式计算(图示见附录二):
Residential building distance shall be calculated according to the following formula (see the appendix two)
L=L1±L2
L=建筑间距 (Building distance)
L1=日照间距 (sunshine spacing)
L2=遮挡建筑遮阳点至该建筑背阳面外墙的距离(distance from the building shading point to the nightside façade of the building)
3.1.3.2住宅建筑的日照间距按下列公式计算(图示见附录二):
Residential sunshine spacing shall be calculated according to the following formula (see the appendix two)
L1=i·H
L1=日照间距 (sunshine spacing)
i=日照间距系数 (coefficient of sunshine spacing)
H=建筑的计算高度 (building calculated altitude)

5.0.2-1确定。

我省大城市住宅建筑不应低于大寒日2小时的日照标准;中小城市住宅建筑不应低于大寒日3小时的日照标准。

2、旧区范围内新建住宅项目自身的日照标准可酌情降低,但不应低于大寒日1小时的日照标准,“旧区”的范围由城市总体规划确定。

3、城市规模依据《江苏省2009年度城乡建设统计年报》确定。

城市规模等级发生变化的,按相应日照标准执行。

4、表中大城市和中小城市分别按城市纬度从南至北排序。

3.2.3.3住宅建筑日照间距可按表3.2.3.3不同方位日照间距折减系数换算。

Residential sunshine spacing shall be converted according to the sunshine spacing reduction factor from different direction in form 3.2.3.3

1、表中方位为正南向(0º)偏东、偏西的方位角。

The above azimuth is due south (0º) direction incline to east and west.
2、本表仅适用于无其他日照遮挡的条式住宅建筑。

The above form fit for the rectilinear style residential without sunlight block.
3、方位角计算以被遮挡住宅建筑的方位为基准。

The azimuth calculation based on the orientation of blocked residential building.
3.2.4住宅建筑间距非平行布置时,当相互夹角小于等于60º时,其最窄处建筑间距按平行布置的住宅建筑间距控制;当相互夹角大于60º时,其最窄处建筑间距按垂直布置的住宅建筑间距控制。

(图示见附录三)

3.2.5低、多层、小高层住宅建筑日照间距:
The building sunshine spacing for low-rise, multi-layer and small high-rise residential
3.2.5.1低、多层、小高层住宅建筑日照间距,条式建筑按3.2.3条计算确定;点式建筑根据具体情况参照3.2.5.2条规定执行。

Low rise, multi-layer and small high-rise residential building sunshine spacing, the rectilinear style building shall in line with term 3.2.3; the dot mode building shall in line with term 3.2.5.2. 3.2.5.2在南北向住宅建筑南侧垂直(夹角>60º)布置或东西向住宅建筑东西侧垂直(夹角>60º)布置的低、多层、小高层住宅建筑,其建筑日照间距按表 3.2.3标准乘以0.9系数控制,当垂直住宅建筑山墙宽度大于15米或3幢以上(含3幢)垂直住宅建筑平行布置时,按平行布置住宅建筑控制。

For the low-rise, multilayer and small high-rise residential buildings which vertical arranged (angel >60º) in the south side along the north-south residential building, or vertical arrange (angel>60º ) in the east-west side along the east-west residential building, the sunshine spacing shall in line with form 3.2.3 multiplied by the coefficient of 0.9, when the vertical housing gable wall width is greater than 15 m or more than 3 buildings (including 3 buildings) parallel to each other, shall in line with vertical residential construction . (See the appendix three).
3.2.5.3低层、多层、小高层住宅建筑地面层为休闲、健身、绿化等用于公益活动的底层架空层,或为车库、商业等非住宅用房,可以不考虑地面层的日照要求。

沿城市道路的多层、小高层住宅建筑地面层为非住宅用房时,从最低住宅层起算日照间距。

If the ground floor of low-rise, multi-layer and small high-rise used for entertainment, gym, green or car parking, commercial etc. , then no need to consider the sunshine requirement.
3.2.6高层住宅建筑日照间距:
High rise residential building sunshine spacing:
3.2.6.1高层住宅建筑应与受其影响的周边地区统一规划,并应进行日照影响分析,保证高层住宅建筑之间及受其影响的周边地区住宅建筑的有效日照时间符合住宅建筑日照标准的规定。

High-rise residential buildings shall be general planed together with surrounding areas, and analysis sunshine influence, ensure the sunshine time comply with the provisions of the residential buildings sunshine standard.
3.2.6.2高层住宅建筑之间以及高层住宅建筑与低层、多层、小高层住宅建筑之间的日照间
距可按3.2.3条计算确定。

High-rise building sunshine spacing and the sunshine spacing between high-rise building and other buildings such as low-rise, multi-layer and small high-rise shall in line with term 3.2.3. 3.2.6.3高层住宅建筑地面层起为非住宅用房的,从最低层住宅层起算日照间距。

For the high-rise building with non-residential on the fist floor, the sunshine spacing shall be calculated from the lowest residential floor.
3.2.7住宅建筑山墙非平行布置时,以其最窄处控制山墙间距。

Residential gable wall is not parallel then the gable wall internal shall be control at the most narrow point.
沿城市道路住宅之间,相邻两侧山墙均无门、窗、阳台时,在满足消防等要求的前提下,其山墙间距可酌情减少或毗邻建造。

Along the city road residential, adjacent gable walls have no door, window or balcony, under the premise of meet the requirements of fire control, the gable wall spacing can be reduced or adjacent built.
3.2.8住宅建筑的间距在满足日照要求的前提下,最小间距应符合表3.2.8.1、表3.2.8.2的规定。

3.2.9非住宅建筑与住宅建筑的间距:
The interval between residential and non-residential:
3.2.9.1非住宅建筑位于住宅建筑南侧或东西侧的,其建筑间距按住宅建筑间距规定控制。

The non-residential buildings located along the south, east or west side of residential buildings, the building interval shall in line with residential building interval.

1、“平行布置”包括南北向和东西向平行布置;“垂直布置”包括南北向和东西向垂直布置。

Parallel include south-north direction and east-west direction, same for vertical.
2、“两侧”是指相对两侧山墙均有窗户、阳台或开门;“单侧或无”是指相对山墙一侧无或两侧都无窗户、阳台或开门(下同)。

Double sides refers to double side gable walls all have window, door or balcony; single side/neither refers to one side or both sides have no window , door or balcony (same for the followings)
3、“—”表示按消防和施工安全等控制(下同)。

如山墙之间有公共道路的、在符合消防和施工安全等要求的同时,山墙间距不得小于6米。

“—”refers to in line with fire prevention and construction safety (same for the following). If there is public roads between gable walls, the gable wall interval shall no less than 6m.
4、住宅建筑之间存在相互遮挡的,应分别计算最小间距,并按照其中较大的值确定其建筑最小间距。

Any mutual block among the residential buildings, should calculate the minimum interval respectively, and the larger value shall be taken as the minimum interval.
3.2.9.2非住宅建筑位于住宅建筑北侧的,其最小间距应符合表3.2.9.2规定。

For the non-residential buildings which located at the north side of the residential building, the minimum interval shall in line with form 3.2.9.2.

2、如建筑之间有公共道路的,在符合消防和施工安全等要求的同时,间距不得小于6m。

If any public roads among the buildings, then the interval shall no less than 6m and meet the requirement of fire prevention and construction safe.
3、相邻面宽图示见附录三。

See appendix three for adjacent surface width.
3.2.9.3独立设置的单层传达室、配电房等附属建(构)筑物,在符合日照、环保、消防等要求的前提下,其与住宅建筑的最小间距可酌情减少。

Independent designed monolayer reception office, power distribution room etc, on premise of meet the requirement of sunshine, environment, fire prevention etc, its interval between residential building could be reduced according to the practical situation.
3.2.9.4低层非住宅建筑与相邻住宅建筑山墙相邻时,在符合日照、环保、施工、安全、消防和交通等要求的前提下,如住宅建筑山墙无门、窗、阳台,其间距可酌情缩小。

在统一规划的前提下,沿街非住宅建筑可与相邻住宅建筑山墙毗邻建造。

When the low-rise non-residential building is next to the residential gable wall, on premise of meet the requirement of sunshine, environment, construction, safe, fire prevention and transportation, if the gable wall has no window, door or balcony, then the interval could be
reduced. On premise of overall plan, the facing street non-residential building can be constructed next to the residential gable wall.
3.2.10非住宅建筑的间距:
Non-residential building interval:
3.2.10.1非住宅建筑之间的最小间距应符合表3.2.10.1的规定。

The minimum interval of non-residential building shall in line with form 3.2.10.1.

1、裙房高度小于或等于10米时,按低层建筑间距控制;高度超过10米且小于或等于24米时,按多层建筑间距控制;高度超过24米时,按高层建筑间距控制。

2、独立布置的单层传达室、配电房等附属建(构)筑物在符合消防、环保等要求的前提下,其与非住宅建筑的最小间距可酌情减少。

Independent designed monolayer reception office, power distribution room etc, on premise of meet the requirement of sunshine, environment, fire prevention etc, its interval between residential building could be reduced according to the practical situation.
3.2.11工业建筑、仓储建筑之间的建筑间距按相关的消防、安全间距控制。

The industrial building and warehouse interval are defined according to relevant fire prevention regulation and safe interval regulation.
3.2.12 托儿所、幼儿园的主要生活用房,应满足冬至日不少于3小时的日照标准。

其日照间距,大城市按表3.2.3大寒日2小时标准系数增加0.25计算;中小城市按表3.2.3大寒日3小时标准系数增加0.2计算。

The sunshine in winter for the kindergarten and nursery building shall no less than 3 hours. The sunshine spacing for large city shall in line with form 3.2.3, 2hours in Great Cold plus 0.25, and small and medium city based on form 3.2.3 3hours in Great Cold plus 0.2.
老年人住宅、残疾人住宅的卧室、起居室,医院、疗养院半数以上的病房和疗养室,中小学教室,应满足冬至日不小于2小时的日照标准。

其日照间距,大城市按表3.2.3大寒日2小时标准系数增加0.2计算;中小城市按表3.2.3中大寒日3小时标准系数增加0.15计算。

Residential building for the olds, bedroom and living room for the disabled, half of the total wards in hospital and sanatorium, primary and middle school classroom should with no less than 2 hours sunshine standard in winter solstice. The sunshine spacing for large city shall in line with form 3.2.3, 2hours in Great Cold plus 0.2, and small and medium city based on form 3.2.3 3hours in Great Cold plus 0.15.
宿舍按住宅日照间距居住控制。

Dormitory should be defined based on residential sunshine standard
3.2.13 除日照要求外,3.2.12条中各类建筑与其他建筑相邻时,按住宅建筑与其他建筑的相邻关系和间距要求进行控制。

Besides the sunshine requirements, if the building type mentioned in form 3.2.12 next to other buildings, then the interval shall be defined according to the interval requirement for the residential building interval between other types of buildings.
3.2.14 幼儿园的室外地面活动场地应有不少于1/2的面积在标准的建筑日照阴影线之外。

No less than ½ of the outdoor activity space for kindergarten shall be out of the sunshine hatchures.
3.3建筑物退让
Set back
3.3.1 沿建设用地边界和沿城市道路、河道、铁路两侧的建筑物,其退让距离应符合日照、消防、抗震、安全的要求,并综合考虑采光、通风、环保、工程管线和文物保护等的要求,
同时符合本规定。

The setback of the constructions that along the boundary of constructions bases, along the city ro ad, highways, rivers, railways and metroshall meet the requirements of sunshine, fire prevention, antiseismic, safety, meanwhile, meet the requirements of daylight, ventilation,
environment, engineering pipes and preservation of cultural relics etc.
3.3.2 编制详细规划、出具建设用地的规划条件,应当综合考虑相邻地块的开发时序、建设强度,根据公平性原则,合理确定建筑退让用地边界。

Authorize the detailed plan, issue the plan conditions for construction land shall take into consideration of the adjacent blocks development order, construction strength, and make rational set back boundary according to the justification principle.
3.3.3 建筑物后退建设用地边界距离:
Building set back distance:
3.3.3.1建筑物退界距离及主要、次要朝向图示见附录六。

各类建筑退界距离的计算具体见表3.3.3.1。

See the appendix six for building set back distance and major & secondary orientation. See the below form 3.3.3.1 for the calculation of building set back.

1、L为符合日照要求的建筑间距,其计算按3.2.3.1和3.2.6条执行。

L refers to the building interval which meets the sunshine requirement, calculated in line with term 3.2.3.1 and 3.2.6.
2、L最小为各类建筑之间的最小间距,其计算分别按表 3.2.8.1表 3.2.8.2表 3.2.9.2或表
3.2.10.1执行。

L最小mini refers to the minimum building interval, calculated in line with form 3.2.8.1, form 3.2.8.2, form 3.2.9.2 and form 3.2.10.1.
3.3.3.2建设用地边界另一侧是城市道路、河道的,应同时满足退让城市道路、河道的规定。

Construction land surrounded by urban roads or river, shall in line with the set back boundary of urban road and river.
3.3.3.3 3.2.12条所列建筑物除日照间距外,其他退让要求按住宅建筑控制。

Buildings mentioned in term 3.2.12 shall in line with residential building requirement except the sunshine spacing.
3.4.3.4 相邻地块,当一方退让用地边界已经超过表3.3.3.1规定距离时,另一方如需减少退界距离,必须满足以下要求:
For the adjacent blocks, if one block set back has already exceed the distance in form 3.3.3.1, the other block shall meet the below requirement when needs to reduce the set back distance:
(1)符合日照、消防、安全等要求。

Meet the requirement of sunshine, fire prevention and safety.
(2)取得退让较多方土地使用权和房屋产权所有者(含已签购房合同者)的同意。

Get the land use right from the other one who made more set back distance and get the agreement from the housing property right possessor (who signed the house-purchase contract).
3.3.3.5 在符合城市规划以及消防、安全等要求的前提下,相邻基地临城市道路的建筑可毗邻建造。

On condition of urban plan, fire prevention and safety requirement, the buildings near the urban road on the adjacent blocks can be adjacently constructed.
3.3.3.6 地下建筑物退界距离应当满足施工安全、地下管线敷设等要求,一般不小于基础底板埋深的50%,最小不得小于5米(旧区或用地紧张的特殊地区不得小于3米)。

在满足相关规范的前提下,相邻基地的地下建筑物可毗邻建造。

地下室出入口等构筑物在满足施工安全、市政管线敷设、交通、消防等要求的前提下,退界距离可酌情减少。

The underground set back boundary shall in line with construction safe and underground pipes requirement, normally, it should be no less than 50% of the foundation baseboard placing depth, the minimum set back should be no less than 5m (no less than 3m for original area or land tense area). On premise of meet the requirement of relevant regulations, the adjacent bases underground could be adjacent constructed.

4.1建筑物后退城市规划道路红线的距离,应当有利于建筑(裙房、塔楼)形成整洁有序的界面,结合道路功能、路幅宽度以及建筑物类别、高度,合理确定其后退规划道路红线的距离,最小后退距离按表 3.3.4.1控制。

城市重要地段应当在详细规划或城市设计中提出建筑贴线率、退让基线等规划控制要求。

The road boundary line should benefit for buildings (skirt building, tower) to form a well-organized interface, combine with roads function, width and building types, height to make rational set back boundary line, the minimum boundary line shall in line with the form 3.3.4.1. The building set back base line and other plan control requirement for important urban area should be contained in the detailed plan or urban design.

4.2 建筑物后退道路红线以建筑物地面层最突出的外墙(含柱)边线计算。

建筑物的挑檐、雨蓬、台阶、平台、窗井等在不影响道路通行安全和通过能力的前提下,其后退距离可以酌情减少,但凸出宽度不应超过建筑红线至规划道路红线距离的1/3。

除连接城市管线以外,基地内的其他地下管线等不允许凸入城市道路红线。

The building set back road boundary line shall be calculated from the side boundary of most protruding external wall (include column)on the ground floor. The building cornice, canopy, staris, platform and widow well etc, on premise of not influence the transportation safety and capacity, the set back distance could be reduced, while the protruding width shall be no more than 1/3 of the distance from the building red line to the planed road boundary line. The other underground pipes expect the one that connect with city pipes are not allow to enter into the urban road boundary line.

4.3 沿公路的建筑物,在城市规划建设用地范围内的路段两侧,按后退城市规划道路红线要求执行;在其余路段两侧,其后退高速公路隔离栅外缘不少于30米,后退公路两侧边沟(截水沟、坡脚护坡道)外缘,非高速公路的国道不少于20米,省道不少于15米,县道不少于10米,其它道路不少于5米。

4.4 有大量人流、车流集散的公共设施如影剧院、展览馆、大型商场、体育场馆、游乐场、车站、码头等,其后退规划道路红线距离应当符合详细规划、城市设计的控制要求,并结合交通影响分析确定。

The public facilities with huge stream of people and cars such as movie theater, exhibition hall, large scale shopping mall, stadium, amusement park, station and wharf etc, the set back road boundary line shall in line with detail plan and urban design and combine with the transportation impact analysis.

4.5 道路平面交叉口四周的建筑物后退规划道路红线的距离不得小于表3.3.4.1的规定(由规划道路红线直线段与曲线段的连接点算起),并应同时满足交叉口行车三角视距控
制要求。

The distance from the constructions located in road intersection area shall not be less than the standard in form 3.3.4.1, meanwhile meet the requirement of intersection driving distance.

4.6立体交叉口四周建筑物后退规划道路红线的距离按详细规划执行。

The distance from the constructions located in vertical intersection area shall be defined according to the detail plan.

3.3.5铁路设施安全保护区范围见表3.3.5.1,有关要求按国务院《铁路运输安全保护条例》执行。

城市轨道交通设施控制保护区范围见表3.3.5.2,有关要求按住房和城乡建设部《城市轨道交通运营管理办法》执行。

3.3.6 沿河道两侧新建建筑物,其后退蓝线最小距离不得小于8米;尚未划定蓝线的,在符合河道保护相关要求的前提下,后退河道上口线的最小距离不得小于10米。

在设防洪堤河道两则,建筑物后退距离还应符合防洪有关规定。

城市规划确定的景观河段,编制详细规划时,可根据具体情况合理确定建筑物的后退距离,经规定程序批准后实施。

The distance from the set back to the boundary line for the construction built along the river shall not be less than 8 meters. If no boundary line set, then the set back river shall no less than 10m. Along the flood bank, the boundary line shall in line with flood control regulation. The landscape bank boundary line can be decided according to the practical situation and approved by the legal procedure.
