丹麦阳光酒店与中国华威集团的地产项目谈判*卖方:丹麦阳光快捷酒店买方:中国华威集团阳光快捷酒店位于一座丹麦中型城市,是一家私营性质的快捷酒店。

虽然酒店规模不大,但经过多年的积累,在业内有一定的知名度和认可度。

酒店的服务对象主要是年龄为18岁~25岁的年轻学生。

这个群体的特点是支付能力差,重视居住环境。

但是,目前阳光快捷酒店所处的位置不能满足他们服务对象的要求,因为它位于城市的工业区内,靠近城市的交通中心。

为此,酒店考虑最好搬出该市区,另找一处安静的地点,但问题是酒店目前的财力无法支付巨大的搬迁费用。

一段时间后,一家外资建筑商华威集团的代表表示,该建筑商有意购买阳光快捷酒店。

华威集团是一家中国独资的建筑承包商,该集团的工程质量高、信誉好,因此是当地十分有名气的建筑商。

最近他们承揽了一批写字楼的工程,这批工程要求的时间有限,而且地点最好是在市中心一带交通比较方便的地方。

而这样的地方已经没有现成的空地,除非有人愿意搬迁离开此地。

他们从私下渠道打听到有一家叫阳光快捷酒店的旅馆有搬走的意向,而该旅馆的地点正好适合华威集团的选址要求。

公司董事会立即决定派人前去洽谈这一交易。

阳光快捷酒店的经理虽未曾考虑过出售该旅馆,但不管怎么说,如果价格合适的话,这倒是一个值得考虑的建议。

于是,他向旅馆董事会提出建议,董事会决定派代表与华威集团就此事进行洽谈。
