5. 破坏
如果已出租房屋,或者它的任何部分,整个建筑物或者任何一部分,会因为任何通过行使土地征用权的目的被占用,或者会火灾或者其他不可避免的灾害、城市行动、以及由于政府部门任何合法的行动的其他原因被破坏或者损害,在本规定执行之后并且在上述期限内,或者本规定的任何延伸以及更新后,那么出租方就可以选择终止本次租赁和上述期限,并且这样的选择可以被行使来防止任何此类占用,尽管出租方的全部利益可能会被这种占用所剥夺。

如果本次租赁和上述期限没有被这样终止,那么为了防止任何此类占用或者出租房屋的破坏或损坏,补偿同一部分或者其中任何不适宜使用或者占有的部分,根据出租房屋损害的程度和性质,租金应按比例延缓或者减少直至出租房屋被预定,或者在被占用的情况下,可以被保留的只能在合适的情况下使用和占用。

出租方据此向承租方要求的由于任何此类占用造成破坏的任何和所有的索赔和要求或者由于任何政府的合法的行动造成的损害的补偿,并且与出租人的契约是承租方将会时不时的执行和给予出租方任何这种索赔和要求更进一步的分配手段依照出租方的请求。

6. 侵犯

7. 消灭
任何寄生虫或者其他害虫的出现将不会构成承租方要求租金减少、减轻或者扣缴的理由或原因,并且出租方任何消灭这些害虫的举动都应被视为出租方无偿的行为。

8. 逾期未搬
如果在租约结束之后承租人仍然占据房屋,那么出租人有权认为承租方放弃终止,除非双方事先签订针对此类占据的书面协议。
