LEASE AGREEMENT
This Lease Agreement (the "Agreement") is made and entered into as of [the date], and between [landlord's full name], a [landlord's legal description] (the "Landlord"), and [tenant's full name], a [tenant's legal description] (the "Tenant").
1. Property and Terms
The Landlord leases to the Tenant, and the Tenant leases from the Landlord, the dwelling unit located at [property address], [apartment number], [city, state zip ] (the "Premises"). The lease term begins on [lease start date] and ends on [lease end date] (the "Term"). The monthly rent is $[rent amount], and the Tenant is responsible for paying it on or before the [rent due date] of each month.
2. Security Deposit
The Tenant shall pay to the Landlord a security deposit of $[deposit amount] at the time of signing this Agreement. The Landlord shall hold the security deposit in an interest-bearing account and return it to the Tenant at the end of the Term, less any amounts owed the Tenant under this Agreement.
3. Tenant's Obligations
The Tenant covenants and agrees to:
Pay the rent and other charges when due.
Keep the Premises and all appurtenances in good condition and repr, except for ordinary wear and tear.
Not sublet the Premises or permit any other person to occupy the Premises without the Landlord's written consent.
Not cause or permit any waste, nuisance, or illegal activity on the Premises.
Abide all rules and regulations of the Landlord and the landlord-tenant association, if any.
Not park any vehicle on the Premises in violation of any parking restrictions.
4. Landlord's Obligations
The Landlord covenants and agrees to:
Provide the Premises in a habitable condition at the beginning of the Term.
Make necessary reprs and mntenance to the Premises during the Term, except for reprs caused the Tenant's negligence or violation of this Agreement.
Comply with all applicable laws and regulations regarding the rental of the Premises.
5. Termination
This Agreement may be terminated either party giving written notice to the other party at least [notice period] before the end of the Term. If the Tenant fls to pay the rent or violates any other term of this Agreement, the Landlord may terminate the Agreement giving written notice to the Tenant.
6. Default
If the Tenant defaults under this Agreement, the Landlord may:
Enter the Premises to cure the default;
Charge the Tenant for the cost of such entry and any damages resulting from the default;
Sue the Tenant for damages and other amounts owed under this Agreement.
7. Insurance
The Tenant shall mntn renter's insurance to protect the Tenant's personal property. The Landlord shall mntn liability insurance for the Premises.
8. Indemnification
The Tenant shall indemnify and hold the Landlord harmless from any and all clms, losses, damages, liabilities, and expenses (including reasonable attorneys' fees) arising out of the Tenant's use or occupancy of the Premises.
9. Governing Law
This Agreement shall be governed the laws of the state in which the Premises is located.
10. Signatures
This Agreement may be signed in counterparts, each of which shall be deemed an original, but all of which together shall constitute one and the same Agreement.
