7.乙方的陈述与保证7．1及时、足额地缴付本合同规定的租金及相关费用及其他一切费用。
7．2未经甲方同意,不得将租赁房屋内的设备进行改造、增设或拆除，改变房屋内结构不得改变租赁房屋的用途。
7．3保持租赁房屋内部清洁完好，乙方对所租房间的损害，以及对乙方或其客人造成的公用地段的损害,甲方修复时的费用由乙方如数缴付。
7.4在暴风大风等恶劣天气来临之前采取一切适当措施,保护租赁房屋的内部不受损害。
7．５如乙方不履行或违反本合同的任何条款、规定或条件,而使租赁房屋遭受损失,被罚款或造成甲方的其他支出,在甲方开出单据的五天内，乙方应如数补偿或赔偿甲方。
7．6不得在租赁房屋存放,也不允许他人存放武器、弹药、硝石、火药、火油或其他易爆易燃违法危险物品。
７.7不得在租赁房屋内进行，允许、默认任何可能对甲方造成损害的活动。
7．8不得在租赁房屋内进行或允许他人进行有悖社会或行业道德的活动。
7.9乙方在经营期间必须投保。
7．1０未经甲方书面同意乙方不得转租。
8．合同终止与解除8.1本合同于有效期满之日终止。
８.2依本合同规定或法定条件成就时，从合同终止或者解除之日起一周内，乙方应腾空房屋并完整的向甲方交回房屋租赁房屋的钥匙，如违此约定甲方有权处置房内任何物品。
8.3租赁期内，如因不可抗力（且不可抗力延续两个月)，法律政策变化以及政府城市规划等原因致使合同无法履行，则本合同可以终止。
但受上述事件影响的一方应当在上述事件发生之日起1５日内通知另一方,甲、乙双方互不承担任何法律责任。
8．4因甲、乙双方任何一方违约而解除合同，如果违约方在收到守约方一书面纠正通知后１5日内未进行任何补救措施或与守约方达成新的协商安排,则守约方可以随时向违约方发出解约的通知,解约通知自送达违约方之日起生效。
守约方有权向违约方追讨由此引致的全部损失及开支。
９、通知与联络9、１双方各指定本合同文首列明的联系人负责收发相关通知、就本合同履行相关事宜传递信息并进行必要的协调。
9．2如果本合同联络人发生变更,变更一方应及时将变更后的人员及联系方式书面通知对方。
任何一方在未收到前述人员变更通知前按照原来的联络人及联系方式发出的相关通知均为有效通知。
９．3除本合同对有关通知事项已有约定外，任何一方发生法定代表人、名称、住所、企业组织形式等的变更，或发生合并、分立、并购、破产,或发生租赁房屋查封、扣押、监管、变卖、拍卖及其他可能影响本合同履行的任何事项,均应本着诚实信用的原则及时通知对方，履行法定通知义务。
1０．征用及不可抗力1０.1由于政府征用土地因素导致本合同被迫终止时，本合同则自政府征用之日起终止执行,但乙方应支付自起租日始至政府征用日止的租金及相关费用。
若部分所租赁房屋被政府租用,则甲、乙双方均有权在一个月内以书面形式通知对方取消或终止本合同。
10.2不可抗力是指严重自然灾害及其他本合同双方在订立本合同时人力不能预见,其发生或后果不能避免且不能克服的事件。
在本合同履行过程中，由于发生战争、洪水、台风、地震或其他人力不能控制等不可抗力事件,致使任何一方无法履约后发生不可抗力的,迟延履约一方不能免除责任。
遭受不可抗力一方在不可抗力事件发生后的15天内,应向另一方出具经不可抗力发生地公证机构公证的有关权威部门的证明。
不可抗力事件消除后,由双方协商确定是否恢复对本合同的继续履行。
发生不可抗力,对于事故前双方发生的经济上的义务不受影响。
11.违约责任１１．1甲、乙双方任何一方有违反本合同的行为，应就违约行为给对方造成的进行承担赔偿责任。
如属双方的过失，应根据情况,由甲、乙双方分别承担违约责任。
1１.2如乙方未能按本合同规定支付租金乙方责任如下: (1）从违约之日起,房租加价10%,直至乙方搬出日为止。
(２）从违约之日起，甲方可以单方解除本合同或变更本合同。
12.争议的解决12.1本合同之订立、效力、解释、履行及争议的解决均适用中华人民共和国法律。
如甲、乙双方中任何一方有违约行为，另一方可以书面形式通知其纠正,并进行友好协商,解决违约问题。
12．2协商不成的,任何一方有权向租赁房屋所在地有管辖权的中国人民法院提起诉讼。
13.附则:1３．1合同有效期限内,如任何一方由于改制、合并、分立等发生变更,则由变更后的主体承继该方在本合同项下之各项权利义务。
13．2本合同的任何修改均应经双方同意，并制作书面协议经甲方和乙方双方法定代表人或授权的委托代理人签字并加盖公章后方为有效。
13．3本合同未尽事宜,甲、乙双方可签订补充协议，补充协议与本合同具有同等法律效力。
如该等补充协议与本合同有不一致之处,以该等补充协议有关规定为准。
1３.４任何一方对另一方违反合同的态度或疏忽都不应视为其放弃权利。
任何一方放弃本合同各项条款规定的任何权利，只能以该方书面签字为准。
１3.5本合同及附件正本一式份,甲、乙双方各持有份,具有同等法律效力。
13.６本合同经甲、乙双方法定代表人或其授权的委托代理人签字并加盖公章后生效。
１3．7在签署本合同前,甲、乙双方须持有中国政府签署的营业执照或具有法律效力证明文件的复印件作为本合同的附件。
13．8本合同附件为本合同不可分割的组成部分，与本合同具有同等的法律效力。

Party B shaｌl bear the repaiｒｆee ｓfor the reｐair eｎｇagｅd by Party A.７.4 PａrtｙB shａll ａssuｒｅto take suiｔａblｅmethoｄs to pｒoteｃt ｔhe iｎdｏor of the pｒｅmｉｓeｓfrom ｄａmage before ｂad weａthｅr such as windstorｍand ｇale.7.5 In the cａｓｅthat Ｐarｔy B rｅfuｓｅs tｏfulｆill ｏｒbrｅach any terms ｏr coｎdｉtｉonｓuｎder ｔhｉｓagreement and tｈaｔParty B’s bｅhaｖior caｕses dａmage ｔo ｔhe pｒemiseｓor f ｉｎｅ，Pａrｔy Ｂshall compenｓａte partｙB’s ｌoｓses.7．6 Ｐaｒty Ｂshａll ｎot ｄeｐosｉｔand/or allow th ｉrd partｉeｓtｏｄepoｓit weaｐons, aｍmuｎitioｎ, ｓaltpeter，powｄｅr, keｒoｓene or any ｏthｅr flamm ａblｅａnd ｅxpｌosｉve artiｃlｅs ｉn ｔhe prｅmisｅｓ．7.７Pａrty Ｂshaｌl not ｃaｒｒｙout ａnd/or ａllow and ｔolｅｒate any activiｔies ｗhich proｂabｌｙcause dａmａge to Party A in the pｒeｍiｓes．7．8 Parｔy B shａｌl ｎｏt carry out by ｉtｓelf aｎd/or ａlｌow otｈers tｏcarrｙout activities whｉｃh violaｔe thｅsociaｌmoralｉty ａnd tradｅeｔhic．７．９Parｔｙmust purcｈaｓe the ｉｎsｕrance dｕｒｉng ｔhe ｔerms of its operation.7．1０wiｔhoｕｔｔhe ｗｒitten apｐroｖａｌoｆＰarty Ａ, Party B shａll not ｓublease ｔhｅpremisｅs to ａny thｉrty pａｒties．８.Dissｏluｔｉon ｏr ｔeｒminａtiｏｎof tｈiｓａgｒeement8.1the agreemｅnt shall bｅtermｉnaｔed at ｔhe d ａｔe of the eｘpirａtion oｆｔhe aｇreement．8.2 iｎacｃorｄance with proｖisｉoｎs of the ａgre ｅmｅnt or conｄｉtｉｏns sｅt oｕｔbｙｌaw, Paｒｔy Ｂshａll empty ouｔｔhｅpｒeｍises delivｅr ｉt ｔo ParｔｙA , aｎd ｒeturn all the ｋeys oｆthe premｉses within one wｅｅk ｆｒoｍthｅdate of thｅdissolutｉoｎｏr terｍinatｉon of this agreemenｔ.
