house，townhouse，flat，apartment，duplex 这几个词在两国的含义都有明显的区别，而因为城市形态有很大区别，整体上常见的住宅类型也不太一样。

这里就仔细讲讲两地各自常见的住宅类型和称呼。

先说美国整体上来说，美国对住宅的分类相比其他国家格外注重产权的分别。

第一个大类，是所谓的single family home，即单户住宅，一个property（一个地块及附着其上的建筑结构，土地交易的基本单元）只有一个unit（一套住房，供一户人居住）。

这之中又分为detached house 和 attached house 两类。

绝大部分（63%）美国住宅为detached house（也就是独立单户住宅，类似中文说的独栋别墅，口语中的一般说到house，指的也是detached house）。

除了为了比较宽敞的居住空间和庭院以外，还有很重要的一个原因是它的独立性。

这种住宅因为不跟任何其他住宅公用墙（所谓的 free-standing），也不共享任何取暖和自来水设施，所以业主可以对整个土地和建筑拥有完全的自主权，在不改变独栋住宅类型的法律分类前提下可以自由改建。

当然，此类房产的所有维护工作也都需要自己负责。

不过，美国的house 其实跟中文意义的别墅仍然有所不同。

中国提到“别墅”往往指相对比较高档而且至少有两层的独门独院式住宅，但美国的house 其实包含了中文里面“平房”和“别墅”的概念，甚至一层的house 还要比两层以上的多很多，在地价不高的情况下，盖一层成本比较低，而且实际上平层住起来比较方便。
