The area and the use of the public or common part of the Property; the existing fixtures,facilities, condition of equipment and the contents, standard and other relevant matters to be ascertained in relation to the fixtures and the facilities added by Party B with the consent of Party A shall be specified in Appendix 2, 3 of this Contract. Party A and Party B haveagreed the said Appendix shall represent the condition of the Property at the time of hand over of the Property by Party A to Party B and when Party B deliver up the Property to PartyA at the expiry of this Contract.二、租赁用途Purpose of the Property2-1乙方向甲方承诺,租赁该房屋作为住宅使用,并遵守国家和本市有关房屋使用和物业管理的规定。
Party B warrants to Party A that the Property shall be used for Residential purpose and follows the regulations of the State and this Municipality in relation to the use and management of Property.2-2乙方保证,在租赁期内未征得甲方书面同意以及按规定须经有关部门审批核准前,不擅自改变上款约定的使用用途。
Party B guarantee that during the lease term, it shall not alter the purpose of the Property without Party A‘s prior written consent as well as the approval from the rel evant governmental department.三、交付日期和租赁期限Delivery Date and Lease Term3-1甲乙双方约定,甲方于年月日向乙方交付该房屋。
【出租】房屋租赁期自年月日起至年月日止。
Party A and Party B have agreed that Party A shall hand over the Property to Party Bon or before .[Lease] The lease term of the Property shall be from until .3-2租赁期满,甲方有权收回该房屋,乙方应如期返还。
乙方需继续承租房屋的,则应于租赁期届满前1个月,向甲方提出续租书面要求,经甲方同意后重新签订租赁合同。
Upon expiry of the lease term, Party A shall have the right to repossess the Property in itsentirety and Party B shall deliver it up accordingly. If Party B wishes to renew the lease, itshall submit such intent in writing to Party A one month prior to the expiry of the lease andsign a new lease contract with the consent of Party A.四、租金、支付方式和期限Rent, Method of Payment and Term4-1甲、乙双方约定,【出租】月租金人民币()(大写:人民币圆整)。
该房屋租金 1(年)内不变。
自第 2 (年)起,双方可协商对租金进行调整。
有关调整事宜由甲、乙双方在补充条款中约定。

The rent may be adjusted by both partiesthrough consultation commencing from the 2nd year. Matters related to the adjustment shallbe agreed by Party A and Party B in supplementary clauses.4-2乙方应于每月15日前向甲方支付租金。
逾期支付的,每逾期一日,则乙方需按日租金的0.5%支付违约金。
Party B shall pay the rent by the 15th day of each month.
