2. 房屋设施如因质量原因，自然损耗或灾害而受到损坏，甲方有修缮并承担相关费用的责
任.
In case the premise and attached facilities are damaged by quality problems .n atural damages or disasters, Party A will be resp on sible to repair and pay thereleva nt expe nses.
3. 甲方应确保岀租的房屋享有岀租的权利，反之如乙方权益因此遭受损害，甲方应负赔偿
责任并退还租金.
Party A will guarantee thelease right of the premises. Otherwise, Party A will be resp on sible tocompe nsate Party B's losses in clud ing unu sed rent payme nt.
4. 第一年的电视收视费用由甲方支付，从第二年起，如乙方希望继续使用则由乙方支付；
反之，则由甲方配合乙方申请停止时使用此项业务，由此产生的费用由甲方员後。
