Both parties will solve the disputes arising from execution of the contract orin connection with the contract through friendly consultation. In case theagreement cannot be reached, any party may summit the dispute to the court thathas the jurisdiction over the matter.

In case the premise and attached facilities are damaged by quality problems .n atural damages or disasters, Party A will be resp on sible to repair and pay thereleva nt expe nses.
3. 甲方应确保岀租的房屋享有岀租的权利,反之如乙方权益因此遭受损害,甲方应负赔偿
责任并退还租金.
Party A will guarantee thelease right of the premises. Otherwise, Party A will be resp on sible tocompe nsate Party B's losses in clud ing unu sed rent payme nt.
4. 第一年的电视收视费用由甲方支付,从第二年起,如乙方希望继续使用则由乙方支付;
反之,则由甲方配合乙方申请停止时使用此项业务,由此产生的费用由甲方员後。
Party A will pay for the TV Cable Fee of first year, from sec ond year Party B willpay for TV Cable Fee, if party B wants to continue to use the TV Cable service; ifparty Bdo not wants to con ti nue to use the TV Cableservice,Party A have the duty to help party B stopping using it and PartyAwill bear the cost of stopp ing using TVCable Fee.
5. 小区物业管理费由甲方承担,并按时交纳。
PartyA will pay for the property man ageme nt fee on time.
6. 如乙方提岀需要安装宽带等类似的合理要求,甲方应当给予积极的配合。
