一、概论[一] 酒店式公寓的市场形成酒店式公寓最早出现在欧洲，当时指旅游区内租给游客，供其临时休息的物业，由专门的管理公司统一上门管理，既有酒店的性质，又相当于个人的“临时住宅”，这种物业就是酒店式公寓的雏形.在我国大陆，酒店式公寓最早出现在深圳，随后在上海、北京等中心城市陆续出现。
1990年，上海最早的酒店式公寓——上海商城的建成，标志着上海酒店式公寓的兴起，到2003年，上海共有酒店式公寓75家（本报告选取有代表性的52家进行分析），预计到年底，其总面积可达到140万平方米。
