“5A”标准是目前较流行的评定方式，但“5A”概念有两种评定方式； 一、是狭义的针对智能化硬件方面。

1. Essential business location (重要的商务区)
毫无疑问，地段是顶级写字楼的首要标准，顶级写字楼必须位于成熟的大型商务 区之中，远离城市商务区的写字楼再豪华、再前卫也不能算作顶级写字楼。写字楼的 价值判断并不完全取决于写字楼产品本身，写字楼物业的区位和地段很大程度上决定 了其价值。
