浅谈全寿命周期工程造价管理

摘要

目前我国的建筑工程造价管理远远落后于建筑业的快速发展形势，工程造价管理体系中存在的许多深层次的问题严重制约着建筑业的发展。因此其改革理所当然成为建筑业改革的核心问题。文章首先介绍了目前国际上正在推广的工程造价管理方式——全寿命周期管理的相关概念和任务等，阐述了各个阶段控制的重点和原则，并通过与工程造价全过程控制进行对比，得出结论：只有通过对工程建设全寿命的各个阶段进行有效的控制，才能达到对工程造价的最优控制的目的。工程造价偏高是造成我国高房价的重要原因，本文指出在建筑全寿命周期内影响工程造价的若干因素。分析其原因，得出我国建筑业的建造模式是制约和影响工程造价的主要原因，将建筑物的工程造价控制在合理的范围内势在必行。

Abstract

Currently our construction project cost management is far behind the rapid development of construction engineering cost management system, the situation of many of the existing problems in depth constrain the construction of development. Therefore its reform is the core of construction reform course become.Currently our construction project cost management is far behind the r his paper firstly introduces the international being popularized project cost management mode - lifecycle management concepts and tasks, and expounds the key stages and control principle, and through the process of engineering cost control and comparison, the conclusion t hat only through the whole life of engineering construction stages are effective control of engineering cost, can achieve the purpose of optimal control. Project cost is high prices in China is the important reason, this paper points out that in the whole life cycle of building some of the factors affected the project cost. The article analyzes the reasons and that the construction of the building mode restrict and affect project cost is the main reason, will be building project cost control in the reasonab le scope.
