Parties to the Agreement
This Rental Agreement is entered into on [insert date], between [insert name and address of the Landlord/ Property Manager](hereinafter referred to as the “Landlord”) and [insert name and address of Tenant] (hereinafter referred to as the “Tenant”).
Property Description
The Landlord, in consideration of the rent to be paid by the Tenant, leases to the Tenant the following property:

This Lease Agreement shall be for a term of [insert number] months, commencing on [insert start date] and ending on [insert end date].
Rent
The Tenant shall pay [insert monthly/weekly rent amount] as rent for the leased property, payable in advance on or before
the [insert date e.g. 1st day] of each month/week during the term of the lease.
Security Deposit
The Tenant shall pay a security deposit of [insert amount] as security for the faithful performance of the Tenant’s obligations under this Lease Agreement. The security deposit shall be paid on or before [insert date] and shall be returned to the Tenant at the end of the lease term provided that the Tenant has fully complied with the terms of this Agreement.
Use of the Property
The Tenant shall use the leased property solely for the purpose of [insert purpose, e.g. residential use]. The Tenant shall not make any alterations or additions to the property without the prior written consent of the Landlord. The Tenant further agrees to comply with all laws, regulations, and rules applicable to the use of the property.
Maintenance and Repair
The Tenant shall be responsible for the maintenance and repair of the leased property to keep it in good condition. Any damage caused by the Tenant or the Tenant’s guests shall be promptly repaired by the Tenant at the Tenant’s expense.
Utilities and Services
The Tenant shall be responsible for the payment of all utilities and services used in connection with the leased property, including but not limited to gas, electricity, water, internet, telephone, and cable TV.
Insurance
The Landlord shall maintain insurance covering the leased property against damage or loss caused by fire, water, theft, and other hazards. The Tenant shall be responsible for obtaining and maintaining any additional insurance covering the Tenant’s personal belongings and liability.
Default
If the Tenant fails to pay the rent or comply with any other term of this Lease Agreement, the Landlord may terminate the lease and retake possession of the leased property. The Tenant shall be liable for any costs incurred by the Landlord in retaking possession of the leased property.
Governing Law and Venue
This Rental Agreement shall be governed by and construed in accordance with the laws of the state of [insert state] without
regard to its principles of conflicts of laws. Any action arising out of or relating to this Agreement shall be brought in the courts of [insert county/city], [insert state].
Entire Agreement
This Rental Agreement constitutes the entire agreement between the parties and supersedes all prior or contemporaneous negotiations, understandings, and agreements, whether oral or written, between the parties.
Amendments
No amendment or modification of this Rental Agreement shall be binding unless it is in writing and signed by both parties.
Assignment and Subletting
The Tenant shall not assign or sublet the leased property without the prior written consent of the Landlord.
Waiver
Failure by either party to exercise any right or remedy under this Rental Agreement shall not be construed as a waiver of such right or remedy or any subsequent breach of this Agreement.
Notices
Any notice or communication required or permitted under this Rental Agreement shall be in writing and shall be deemed to have been given when personally delivered, sent by registered or certified mail, or by email to the parties at the addresses set forth below:

Signature
