摘要

可行性研究是指对开发项目的必要性、项目实施的市场条件、投资效益、开发周期、项目开发模式及规模、企业融资能力等方面所做的调查研究和全面的技术经济分析论证。目前我国对房地产行业宏观调控政策的日益趋紧,房地产行业将面临着新一轮的洗牌。要在在激烈的行业竞争中立于不败之地,房地产行业必须尽最大可能的规避项目的投资风险,通过准确的市场定位等相应策略手段把项目的投资成本降到最低,故而项目在建设前期的投资可行性就显的尤为重要。

本文首先阐述了房地产项目可行性研究的概论和房地产项目可行性研究的基本理论及其研究方法,为JFL项目可行性研究打好理论基础;接着叙述了包括中国近年来的房地产发展状况及趋势分析以及项目所在城市西安房地产市场的发展状况及预测,为项目做好环境分析;紧接着以JFL房地产项目为对象对房地产进行项目SWOT分析,从而得出项目定位,然后从项目技术分析,项目进度计划,投资估算和风险分析几个方面通过实践和理论结合,对该开发项目进行可行性研究,文章最后得出房地产项目可行性分析结论及文本的不足之处。

本文通过理论结合实际的研究,说明了房地产项目可行性研究的一般流程,它能够帮助我们在房地产开发过程中避免决策的盲目性,做到项目定位清晰、技术安排合理、资金预算准确。本文对于指导JFL房地产项目的开发具有重要的实践意义,对其他房地产开发商开发项目时也具有一定的参考意义。

ABSTRACT

Feasibility study is the research and the comprehensive technical economic analysis appraisal for the need of the development projects,the project implementation of the market conditions,investment returns,development cycle,a survey study of the development model and size,corporate finance capabilities and so on.Present,China's macro-control policy in the real estate industry is becoming increasingly tightly,the real estate industry will face a new round of reshuffle.To be in an invincible position in fierce competition in the industry,the real estate industry must be maximum extent possible to avoid the project's investment risk. Through the accurate market positioning and the corresponding strategy means the investment of the project costs lowest,therefore projects in the construction of pre-investment feasibility was particularly important.

This paper first describes the overview of the feasibility study of real estate projects and the basic theory and research methods of the real estate projects feasibility study,that’s the theoretical foundation of the the JFL project feasibility study;then it describes the real estate development in China in recent years and trend analysis the development conditions and forecasts of the host city of Xi'an real estate market,to do the environmental analysis for the project;followed by the JFL real estate project for the objects of the real estate project SWOT analysis to arrive at the project location,and then from the project technical analysis,project schedule,investment estimation and risk analysis of several aspects of the practice and theory of the development project feasibility study,the article obtain the conclusion of the real estate project feasibility analysis conclusions and the inadequacies of the text.

Through the theory and practical research,the paper illustrates the general flow of the real estate project feasibility study,it can help us to avoid the blindness of decision-making in the real estate development process,so that the project location is clear,the is rational technical arrangements and capital budget is accurate.It has important practical significance to guide the JFL real estate project development,and it also have some reference value to the
