Apartment Rental Contract
This Apartment Rental Contract (the "Contract") is made and entered into on [date] and between the following parties:

1. Rental Property
The Landlord agrees to rent to the Tenant the apartment located at [Apartment Address], [City], [State], [Zip Code] (the "Apartment"), together with the furniture, fixtures, and appliances therein, if any, as described in the attached inventory (the "Rental Property").
2. Term of the Lease
The lease term shall mence on [Start Date] and end on [End Date]. The Tenant agrees to rent the Rental Property for this period.
3. Rent
The Tenant shall pay to the Landlord a monthly rent of $[Rent Amount] in advance on the [Due Date] of each month. The rent shall be pd to the Landlord at the address specified above or to such other person or at such other place as the Landlord may from time to time designate in writing.
4. Security Deposit
The Tenant shall deposit with the Landlord a security deposit of $[Security Deposit Amount] upon the execution of this Contract. The security deposit shall be held the Landlord as security for the performance of the Tenant's obligations under this Contract. The Landlord shall return the security deposit to the Tenant
within [Number of Days] after the expiration or termination of this Contract, less any deductions for damages, unpd rent, or other charges as provided in this Contract.
5. Utilities
The Tenant shall be responsible for paying all utilities and services used in the Rental Property, including but not limited to electricity, gas, water, sewer, and trash removal. The Tenant shall also be responsible for obtning and mntning any necessary utility accounts in the Tenant's name.
6. Mntenance and Reprs
The Tenant shall keep the Rental Property in a clean and sanitary condition and shall be responsible for all ordinary mntenance and reprs. The Tenant shall promptly notify the Landlord of any damages or defects in the Rental Property. The Landlord shall be responsible for major reprs and mntenance, except to the extent that such damages or defects are caused the Tenant's negligence or misuse.
7. Use of the Rental Property
The Tenant shall use the Rental Property only for residential purposes and shall not use it for any illegal or unlawful purpose. The Tenant shall not sublet the Rental Property or assign this Contract without the prior written consent of the Landlord.
8. Insurance
The Landlord shall mntn insurance on the Rental Property, but such insurance shall not cover the Tenant's personal property. The Tenant is advised to obtn renter's insurance to cover the Tenant's personal property.
9. Default and Termination
If the Tenant fls to pay the rent or any other charges when due, or if the Tenant breaches any other provision of this Contract, the Landlord may give the Tenant written notice of the default. If the Tenant fls to cure the default within [Number of Days] after receipt of the notice, the Landlord may terminate this Contract and evict the Tenant. Upon termination of this Contract, the Tenant shall vacate the Rental Property and return the keys to the Landlord.
10. Governing Law
This Contract shall be governed and construed in accordance with the laws of the [State].
11. Entire Agreement
This Contract constitutes the entire agreement between the parties and supersedes all prior negotiations, understandings, and agreements, whether written or oral.
