摘要:近二十多年我国的房地产企业蓬勃发展且热度不减,一直是国民经济的支柱产业,也是国民经济发展的重要推动力。越来越多的投资者在房地产行业投资的比重逐渐加大。然而随着中国经济的快速增长,房地产企业要想保持一定的增长速度且具有可持续性,除了加强企业管理减少风险外,更重要的是逐步提升企业实力,优化各种提升盈利能力的因素,已成为当下房地产企业发展过程中的重中之重。

文章针对我国的房地产企业盈利能力方面的现存问题进行探究,反映出影响企业盈利能力的指标通常有净资产收益率、销售净利率、每股经营现金净流量、主营业务收入增长率等。文章主要以万科地产为例来对我国众多房地产企业在盈利能力方面所存在的问题进行思考和探析,列举了万科近几年的财务指标,通过这些指标对盈利能力的影响,以及所存在的问题,并提出相应的建议,来提高房地产企业盈利能力。对于房地产企业来说,如果盈利能力不能得到正确的认识和有效的提高,那么它就即将面临着衰亡,所以通过找出影响房地产盈利能力的因素进行优化进而提高房地产企业的盈利能力迫在眉睫。

Abstract:Nearly 20 years of real estate enterprises of our country grows vigorously and heat, has always been the pillar industry of national economy, is also the important impetus to the development of national economy. More and more investors are investing in real estate. However, as China's rapid economic growth, real estate enterprises to maintain a certain growth rate and sustainable, in addition to strengthen enterprise management to reduce risk, more important is to gradually improve enterprise strength, the optimized various factors improve profitability, has become the top priority in the process of the development of real estate enterprises.

Aiming at the existing problems of China's real estate enterprise profitability, reflecting the influence of corporate profitability indicators are usually return on net assets, sales net interest rate, operating cash flows, the main business revenue growth per share, etc. Article mainly vanke real estate as an example to many real estate enterprises in China in terms of profitability for thinking and analysis, the problem existing in listed financial indicators of vanke in recent years, through the impact of these indicators of profitability, as well as the existing problems, and puts forward corresponding Suggestions, to improve the real estate enterprise profitability. For real estate enterprises, if the profit ability can't get the correct understanding and effective increase, then it will be faced with the decline and fall, so by finding out the influencing factors of real estate profitability is optimized to improve the profitability of real estate enterprises is imminent.
