1. Q：为获得黄金签证和居留许可（卡）以及移民到西班牙，所购房产的价值是否一
定要等于或超过50 万欧元？
Must the value of the property be equal to or beyond EUR 500000 in order to obtain the Golden Visa, Residence Permit and immigrate to Spain?
A：是的。

Yes.
2. Q：能否购买两套或两套以上价值均小于50 万欧元，但总价值不少于50 万欧元
的房子？
Can the investor buy 2 or more houses with each value below EUR 500000 but the total value not less than EUR 500000?
A：可以。

50万欧元投资款可以购买一套或多套任意物业类型，包括住宅、商业、厂房、仓库等。

Yes. EUR 500000 can be used to purchase one or more properties of any kinds,
e.g. the residential one, the commercial one, plant, warehouse, etc.
3. Q：什么时候可以申请领取到黄金签证和居留许可（卡）？
When can the investor obtain the Golden Visa and Residence Permit?
A：会有以下两种情况：
A情况：投资者还没有正式完成房屋的购买，但已经签署诺成合同来保证会购
买房产，并且支付了定金，或者通过其他法律允许的确定公共契约形成的方
式。

在这种情况下，投资者将会被授予一个黄金签证（投资者签证），具有6个月有效期。

投资者可以使用该签证自由进出西班牙，以便其办理相关购房
手续。

一旦投资者完成了房产的购买并且被有效证明，投资者可以申请具有1年有效期的黄金签证（投资者签证）。

B情况：投资者已经完成了在西班牙的房产购买。

在这种情况下，投资者可以申请具有1年有效期的黄金签证（投资者签证）。

投资者必须通过房产证书(Certification of Ownership)、地政局的产权负担（Encumbrances）和购买契约（Deed of Purchase）来证明其对房屋的所有权。

在上述两种情况中，一旦获得了初期黄金签证（投资者签证，有效期为6个月或1年），投资者可以在有效期内登陆西班牙申请有效期2年的投资者居留许可（卡）；2年期满，可以更新为有效期5年的居留许可（卡）。

（拿到有效期为6个月或1年的初期黄金签证后，投资者已经可以自由进出西班牙和其他欧洲申根国。

Option A: If the foreign national has not formalized the purchase of property but there is a precontract with guarantee of its complaint by means of a deposit or other means allowed by law formalized in a public deed.
In this case, the applicant shall be granted an investor residence visa with a maximum validity of 6 months, during which the applicant can enter and exit from Spain freely to deal with relevant formalities related to the property purchase.
Once the effective purchase of the property indicated is proved the applicant may apply for an investor residence visa for one year validity.
Option B: The foreign national has already purchased the property in Spain.
In this case, the applicant may apply for a investor visa for one year validity.
She must certify that she has acquired the ownership of the property by certification of the ownership and encumbrances for the Land Registry and the deed of purchase.
In both cases once you have the initial investor visa, or the Golden Visa(for six months or one year) the applicant could apply for the Investor Residence Permit that would have a validity of two years; after 2 years, the applicant can renew the Investor Residence Permit and get a new Investor Residence Permit with the validity term of 5 years.
4. Q：黄金签证和居留许可（卡）的有效期有多长时间？为保持黄金签证和居留许可
（卡）的有效性，在这有效期间有居住西班牙的要求吗？
How long do the Golden Visa and Residence Permit last? Is there any requirement on the minimum residence time during the validity term of the Golden visa and the Permit, in order to keep them valid?
A：黄金签证和居留许可的有效期请参见上述问题3的回答。

在黄金签证和居留许可的有效期间，不强制要求投资者必须居住在西班牙，投资者只需要在有效期届满前登陆西班牙对其进行续期。

Regarding the term of validity, please refer to the answer to the Question 3 above. The investor is not obliged to stay in Spain during the validity of the Golden Visa or Investor Residence Permit., and just needs to go to Spain to renew it before the expiration date.
5. Q：投资者居留许可（卡）可以每5年一次并且无限次数延期吗？
Can the Investor Residence Permit be renewed every 5 years, without limitations of the times?
A：是的，只要投资人保留其投资项目，可以一直以5年的频率更新下去。

Yes. As long as the investment is maintained, the Golden Visa can keep being renewed every 5 years.(The validity term of the first Investor Residence Permit is

6. Q：哪些人可以作为附属申请人随同购房者申请取得西班牙黄金签证和居留许可，
以及在满足相关条件的情况下移民到西班牙？
Who can be the Dependent Applicants that can apply for the Golden Visa and the Residence Permit, and immigrate to Spain when meeting relevant requirements, along with the investor?
A：1）配偶或具有相似情感关系的人；2）未满18周岁的子女；3）18周岁以上经济上依赖父母并且尚未建立自己的家庭单位的成年子女；4）需要投资者照顾的父母。

1) The investor’s spouse or person with analogous affective relationship; 2) The
investor’s children under 18 years of age; 3) The investor’s children aged 18 or over who being financially dependent on the holder have not formed a family unit for themselves 4) The parents in their charge.
7. Q：拿到西班牙投资者居留许可（卡）能享受当地的哪些福利？
What kind of local welfare benefits can the applicant enjoy after obtaining the Investor Residence Permit?
A：拿到第一张居留许可（卡），即可享受教育福利：子女可免费上当地的公立学校，也可自费上私立国际学校。

医疗福利同样可以享受。

（已经购买医疗保险是申请黄金签证及投资者居留许可（卡）的必要条件。

After getting the first Residence Card, or Residence Permit, the investor can enjoy the education benefits: the investor’s children can go to the local public school freely, or go to the private international school at its own expense. The investor must assume always the cost of her own medical insurance expenses which is one of the basic requirements to be eligible for the Investor Visa/Investor Residence permit..
8. Q：拿到西班牙的黄金签证和居留许可（卡）之后，是否可以自由的出入申根国?
After obtaining the Golden Visa and the Investor Residence Permit, can the investor has the free entry and exit to the Schengen countries.
A：可以。

拿到首期黄金签证或居留许可（卡）后，就可免签畅游欧洲26个申根国。

Yes. After obtaining the Golden Visa or the Investor Residence Permit, the investor can travel around 26 Schengen countries with the visa formalities exempted.
9. Q：拿到西班牙居留许可（卡），可以在西班牙境内工作吗?
After obtaining the Investor Residence Permit, can the investor work in Spain?
A：可以。

Yes.
10. Q：多久可以申请绿卡（永久居留许可）？需要满足什么条件？
How long does it take to obtain the Green Card/Permanent Residence Permit?
And what are the requirements?
A：最快5年时间。

需要满足的条件为：1）持续维持获得西班牙居留许可的投资；2）持有居留许可至少5年，并且在这5年期间有效地居住在西班牙；即不能连续6个月离开西班牙境内，并且5年内的总的离境时间不能超过10个月；3）移民法案要求满足的其他条件。

5 years at the soonest. The requirements: 1) maintaining the investment in Spain;
2) The applicant has to live legally in Spain without interruption for a period of five
years keeping the Residence Permit with effective residence in Spain that means that the applicant cannot be out of Spain more than 6 months ongoing and provided that always the total absences cannot be more than 10 months within the 5 years; 3) other conditions required by immigration laws.
11. Q：获取西班牙永久居留许可的好处？
What are the benefits related to the Green Card/Permanent Residence Permit?
A：永久居留许可授予了在西居住和工作的外国人士享有与西班牙公民一样的劳动权利，投资者可在得到永久居留许可后售卖投资项目，并且无限期的在西居住和工作。

The Permanent Residence grants the foreigners who live and work in Spain the same labour rights as the Spanish citizens. After obtaining the Permanent Residence, the investor can sell the investment subject (the house), and live and work in Spain indefinitely.
12. Q：获得永久居留许可后，可以长期离开西班牙吗？
Can the investor leave Spain for a long time after obtaining the Permanent Residence?
A：此情况下，一旦投资者已经获得了永久居留许可，其不能连续12个月离开欧盟境内，否则其永久居留许可将会被注销。

如果投资者希望在其他国家生活或者居住，则需要在那个国家注册并服从相关的要求，注册的形式和要求随着不同的国家而不同。

In this situation, once the investor has obtained the long term residence, this permit could be extinguished due to an absence of the European Union Territory for 12 consecutive months . In case the investor hopes to live in other country, he/she shall register in that country and fulfill relevant requirements that vary by country.
13. Q：入西班牙国籍需要满足哪些条件？
What are the requirements to obtain the Spanish nationality?
A：符合以下两种情形之一者，可以入西班牙国籍：
1）持有居留许可满10年，在这期间每年在西居住183天以上；无犯罪记录；通过语言考试；其他移民法案要求满足的条件。

2）所有在西出生，并且居住满一年的。

（比如投资者的子女在西班牙出生并且居住满一年后可直接申请西班牙国籍。

The applicant who conforms to one of the 2 situations below can apply for the Spanish nationality:
1) Keeping the Residence Permit for more than 10 years during which living in
Spain for more than 183 days every year; No criminal record; Passing the language exams; Other conditions required by immigration laws.
2) Being born and living in Spain for more than one year. (For instance, the
investor’s children can apply for the Spanish nationality directly who is born and live in Spain for more than one year.)
14. Q：入西班牙国籍后，可获得西班牙护照，从而可以免签周游世界很多国家和地
区，是吗？
After obtaining the Spanish nationality, the applicant can apply for the Spanish passport, thus can travel around many countries and districts in the world with visa exempted, right?
A：是的。

Yes.
15. Q：西班牙境内房产产权有效期？
How long does the property ownership last in Spain?
A：西班牙境内房产为永久产权，土地为私人所有，并可世代相传。

境内部分地区免遗产税，投资者所购买的房产性价比将会更高。

The property in Spain is freehold, and the land is privately owned, both of which can be passed on from generation and generation. Some of the districts in Spain are exempted from death duty, thus the property purchased there will be more cost-effective.
