Before you sign on the dotted line…
You’re just about to sign a lease on a property; a nice, spacious apartment with a balcony. It all looks perfect, and you really can’t wait to get all your stuff moved in. However excited you feel, it’s worth taking the time to pause and think. Is this really the right choice for you?
The first thing to think about is your landlord/landlady. What kind of impression do you get from them? Are they trustworthy and reliable? If the bathroom floods at midnight, will they come and help you sort the problem out? Things can go wrong, even in the most perfect looking apartment. It’s worth knowing that your landlord/landlady will be able to support you in these situations.
Have you asked about the neighbors? Party-loving, noisy neighbors can be a real headache for students. At worst, neighbors who behave in an anti-social way can have a real impact on your health and your studies. Make sure to do some research on who you’ll be living next to.
Finally, don’t assume everything works in your apartment. It may look grea t, but have you checked the water pressure? Does the heating work and can the windows open?
It’s better to be safe than sorry. Doing your homework before you sign the lease can prevent a lot of problems in the long term.
1.What is the purpose of this article?
A. To give advice on how to deal with a bad landlord/landlady.
B. To show the possible disadvantages of renting an apartment.

D. To advise renters not to sign a lease too quickly.
2.The writer recommends that you _______ before signing a lease.
A. Phone your mother
B. Look at some other apartments
C. Negotiate a lower rent
D. Stop and think
3.What is important to know about your landlord/landlady?
A. Where they live.
B. Whether they have a family.
C. If they have a good sense of humor.
D. Whether they will support you if there is a problem.
4.According to the writer, what should you do some research on?
A. The neighbors.
B. Parking facilities.
C. Links with public transport.
D. The surrounding area.
5.Why should you check the heating and water pressure?
A. To check it’s new.
B. To check the systems are environmentally friendly.
C. To check it works.
D. To show the landlord/landlady you know what you are doing.
Task 2
Read the passage. Choose the best answer for each question. (1 point*5)
The art of the perfect apology
To make a good apology, we need to follow a recipe. What ingredients do we combine and how do we present them to get the right reaction, i.e. forgiveness?
The first thing you need to do is to think about what you want to say. There is not much point in saying I’m sorry!” if you haven’t worked out exactly what you are saying sorry for. You need to think about what you have done wrong and how your actions have impacted on the other person.
You may wish to offer to make it up to the other person. That’s fine, but be very careful that you don’t promise more than you can deliver! You don’t want to have to apologize again for a broken promise!
Next, you need to decide how to present your apology. If you are apologizing to someone you don’t know well, then a formal email is probably the best. For closer friends, a verbal apology might
be better, as this will give you an opportunity to talk things over together. Sometimes, words cannot express everything you want to say: in this case, you can always say it with flowers, or perhaps a nice box of chocolates.
Finally, avoid trying to make excuses when you apologize. Accept the responsibility for what you have done, and don’t expect sympathy from the person you’re apologizing to.
Saying sorry can be hard, but if you do it right it can fix broken relationships and put things back on the right track.
6.Why does the writer compare an apology to a recipe?
A. It can be hard to follow.
B. The results can be delicious.
C. It usually can be found in the kitchen.
D. We need to combine the ingredients to get a reaction.
7.According to the writer, what should you do first?
A. Say “I’m sorry”.
B. Think about what you have done.
C. Buy the person some flowers.
D. Check the person is home.
8.Why should you be careful about promising to make it up to the person?
A. It may seem like an easy way out.
B. They might not believe you.
C. You might not be able to keep your promise.
D. They might start to expect too much.
9.How does the writer suggest you apologize to a close friend?
A. In a nice restaurant.
B. With a formal email.
C. Verbally.
D. With a post on social media.
10.What should you not do when you are apologizing?
A. Make eye contact.
B. Make excuses.
C. Show your feelings.
D. Give the person flowers.

Hi Sandy,
Thanks for your email! It was so good to hear from you!
I was sorry to hear about your moral dilemma. I’m not surprised that you’ve been feeling a bit down in the dumps about this. It’s a really difficult situation. I’m not as smart as you, so I’ve never experienced a friend trying to copy my college assignments the whole time!
If I were you, I’d speak to Helen. She has to realize that what she’s doing just isn’t fair on you. If the teacher finds out that she’s copying your work, then you’re both going to get into lots of trouble.
I know that you are a really honest and fair person, so it can’t be good for you to have this on your conscience.
Of course, if Helen stops copying your work, she may start to get poor grades at school and I know this will be hard for her. However, she needs to face up to her problems. Perhaps she could get extra help from one of the teachers. Have you suggested this to her?
I hope you get this sorted out soon.
Take care,
Jamey
