两年前,亲自体验了一次传说中如梦一样的买楼经历。

2017年前半年到2018年后半年,是西安房价突飞猛进翻一番又翻一番的时段。

当时,售楼的基本模式是销售团队在运作,先让有意向的顾客交两万诚意金,说随时可退,其实一缴,就把你套住了,根本就退不了,然后被迫去选房。

选房还不在售楼处,把你拉到一个很偏远的农家乐庄园,现场氛围跟传销没什么两样,什么信息都不讲,排号进去选,限时三分钟拍板,缴五万元定下来。

三分钟能选个什么房,等你糊里糊涂把钱交缴了,出来才回过神来,原来中招了,两个大巴拉来的人,有一半是房托。

再等你把合同签了,从此置业顾问电话再也打不通了,可是楼还是水中月,慢慢等着去吧。

有了这一次险恶的经历,便开始留心售楼的套路和陷阱,今天把这些经验分享出来,希望对看到的买房者有用。

销售团队售楼十大套路套路一:开盘都是人山人海在项目开盘时,活动现场都是人头攒动,可能是项目本身人气高,但也有可能是开发商雇佣的人。

正常来说选房过程会非常冗长,而开发商这样做的目的就是让你认为买房不容易产生急躁情绪失去理性被置业顾问牵着鼻子走。

套路二:首次开盘性价比高一般项目首次开盘定价会相对便宜,原因是第一次售卖会掺杂很多"关系户",这时候大家普遍认为,推出房源会是最优质的、价格也是最低廉的,买了一定"赚"!但是!要提醒您,一些体量大的项目后续房源的价格非常可能浮动不会太大,如果二期甚至三期开盘时间与一期间隔较短,价格基本不会变化太大,并且开发商不会把所有优质房源一期全部放完,反而一期开盘因为一些"关系户"的存在,优质房源反而难抢。

套路三:销控板已售房源有猫腻又是一个惯用套路,售楼处工作人员一般会对案场设置的销控板进行特殊处理,贴上"已售"标签的房源并不全是已经卖掉的房子,其中会有一部分是开发商自己的房源,或者某些房源原本就不打算销售。

眼见不一定为实,看房时大家要留心。

一、车辆段信号平面布置图车辆段信号平面布置图是根据委托单位提供的站场缩尺平面图绘制成的有关信号设备布置情况的技术图纸。

它应能正确反映出道岔直向位置、列车和调车信号机的布置情况及设置地点、轨道电路区段的划分及股道的运用情况。

(一)集中区集中区就是确定站场内那些信号设备由信号楼集中控制,用来进行划分。

(二)设备坐标在信号平面布置图最上方有一表格,表格内坐标为信号机或道岔岔尖至信号楼中心的距离。

如图1-1所示。

图1-1 信号设备坐标在信号平面布置图中,信号楼的坐标定为0坐标,信号机一栏中,第一行填写信号机坐标值,第二行填写信号机名称,如Z1信号机其距离信号楼中心距离为720米。

道岔一栏中,第三行是道岔坐标值,第四行是道岔名称,如1号道岔岔尖距信号楼中心距离275米。

警冲标坐标则直接在图中警冲标附近标注。

信号机处的两钢轨绝缘,原则上应当和信号机并列。

安装信号机处的钢轨绝缘允许在一定范围内变动。

进站、调车信号机处钢轨绝缘允许安装在信号机前方或后方各1m的范围内;出战信号机的钢轨绝缘可装在信号机前方1m或后方6.5m范围内。

如钢轨绝缘处无信号机,需在其上添加该钢轨绝缘坐标,如53号道岔前方有钢轨绝缘节,但该处无信号机需在钢轨绝缘上方标注“(119)”,如图1-2所示。

图1-2 绝缘节坐标(三)图纸信息表在信号施工或竣工图纸中,每页右下角都有该图纸的信息表,施工图或竣工图主要内容包括绘制单位、设计人员信息、工程名称、图别、日期、图号等。

图号是快速查找所需图纸的重要标记,在每本图册的目录中,都有每页图的图号,查找时,只需比对图号,就可快速找到相应图纸。

如图1-3是举例车辆段施工图的图纸信息。

图1-3 图纸信息示意图(四)库线有效长度库线有效长度是该车辆段用于停放列车的股道有效长度表,表中一般包含股道名称,股道的起止位,有效长度数值等内容。

库线有效长度在铁路信号中也叫股道有效长度。

如图1-4所示。

样板施工专项方案
一、施工条件:
砌体墙完成(抹灰前),有地垄处(弹线完成)
二、施工工具:钢卷尺、JDG管专用弯管器、钢锯、云石机
三、施工方法及标准:
1、有地垄处的距地300mm高插座,需在土建地面弹线完成,地垄浇筑前管路及出线盒敷设完成且固定牢靠。

2、除第一条之外,所有二次配管均需在土建二次砌筑完成后(抹灰前),机电专业按照精装施工图纸的点位进行弹线、剔槽(二次配管施工。

施工标准:a.首先在墙面把管路走向用墨线弹好。

线宽标准:单根DN20管处,线宽3cm;单根DN25管处,线宽4cm;双根DN20管处,线宽6cm;双根DN25管处,线宽7cm。

所有弹线需横平、竖直。

3、所有弹线处必须用机械进行切割(如云石机),切割深度统一为4cm,切割完后,施工人员用钢钎进行剔槽,剔槽标准按照上述宽度及深度要求剔除干净。

4、剔槽完成后,按照施工图纸点位图进行配管。

5、所有二次墙体装修做法为贴瓷砖处的电盒,统一按照出二次砌筑墙面(抹灰前情况)2.5cm;不贴瓷砖处的电盒,统一按照出二次墙面(抹灰前情况)0.5cm。

6、所有盒底标高需严格按照最新版施工图纸、《建筑电气工程施工质量验收规范》GB50303-2002要求及我司相关标准要求。

7、在同一墙体并列盒体标高偏差不大于0.5mm;同一房间盒体标高偏差不大于10mm。

8、进强、弱电箱处的成排管路应排列整齐。

管与盒连接牢固,紧定螺丝用配套专用工具紧定牢固,直至螺帽脱落。

五、跑道等待标志
跑道等待位置标志设置在指定的跑道等待位置,包括A型、B型两种样式。 在滑行道与跑道相交处如仅设有一个跑道等待位置,则为 A型,如设有两 个或两个以上跑道等待位置,则最靠近跑道的标志为A型,其余的为B型。 强制等待点标志选用跑道等待位置标志B型。 跑道等待位置标志垂直于滑行道设置,与其相交滑行道道面等宽。 跑道等待位置与跑道中线之间的最小距离应符合下表的要求:

This allows for a period of up to 14 day’s distribution time, by the most expeditious means, in order for recipients to receive the information at least 28 days in advance of the effective date .•The latest date for the raw data to reach AIS(到达AIS部门的最晚时间) : as early as possible.•颁发规则体系• A. When an AIP Amendment or an AIP Supplement is published in accordance with AIRAC procedures, it shall be identified by the acronym “AIRAC”.• B. the effective dates will be in accordance with the predetermined internationally agreed schedule of effective date based on an interval of 28 days.• C. information so notified shall not be changed further for at least another 28 days after the indicated effective date, unless the circumstance notified is of a temporary nature and would not persist for the full period• D.When an AIP Amendment or an AIP Supplement is published in accordance with AIRAC procedures, a NOTAM must be originated giving a brief description of the contents, the effective date and the reference number to the amendment or supplement. This NOTAM must come into force on the same effective date as the amendment or supplement concerned.• E. When information has not been submitted for publication at the AIRAC data, a NIL notification must be originated and distributed by NOTAM, not later than one cycle before the AIRAC effective date concerned.•Use of the AIRAC system during holiday periods•The receipt of AIRAC information is frequently dalayed during holiday periods, thus causing considerable problems to users.•During Chrismas/ New year period. It is not recommended to use 28-day cycles date from Dec 21 to Jan 17 as effective date.•There is a choice of 13 AIRAC effective dates during each calendar year.•Recommendation: Such data should reach recipients more than 28 days in advance of the effective date, for instance 42 or 56days or more. 4、航图索引号终端区航图总体上可以分为区域图、离场图、进场图、机场图等“0”系列图和进近图两类。

“?”号为从1开始的数字,代表同一个城市的机场编号,“#”号代表除了进近图以外的终端区航图类型,为数字;当机场只有一张某一类型的终端区航图时,“×”号为空,当机场有多张某一类型的终端区航图时,从第二张航图开始,“×”号为从A开始顺序编号的大写字母。

2)、进近图索引号进近图索引号一般用3位数字表示,第一位数字为同一城市的不同机场编号,第二位数字代表进近程序类型,第三位数字代表同一类进近程序的不同顺序号,按照跑道编号从低到高依次编排,若同类进近图还有次级的划分类型,其编号就在第三位数字后面从A开始依次编号。

6、巡航高度/高度层说明巡航高度/高度层以带有磁方位角扇区或者真方位角扇区的巡航高度刻度盘形式来表达。

除非后面跟有“T”字母代表真方位角,否则所有方位角均为磁方位角。

巡航高度刻度盘的每个扇区中包含相应飞行方向的建议高度。

航图介绍第⼀章航图概述图幅尺⼨:最佳尺⼨210*148mm,即国际标准组织规定的A5尺⼨负载量:指图⾯上各种划线、符号和注记所占⾯积的⽐例。

颜⾊:航图尽量减少所⽤⾊彩的数量或直接使⽤单⾊制作与印刷。

如⽤彩⾊,⼀般只采⽤⿊、灰和蓝⾊航图的定位⽅法:航图中的所有地物和符号都采⽤真北定位,⽽所需要注明⽅向的数据,都以磁北进⾏注记,同时,在图上注明磁差,并加注年变率。

航图的分类:国际民航组织在附件四《航图》中规定了17种航图的制图规范和要求。
