Lease Agreement
This Lease Agreement (the "Agreement") is made and entered into as of [Date], by and between [Landlord Name], hereinafter referred to as the "Landlord," and [Tenant Name], hereinafter referred to as the "Tenant."
NOW, THEREFORE, in consideration of the mutual covenants and agreements contained herein, the parties hereto agree as follows:
1. Leased Premises
The Landlord hereby leases to the Tenant, and the Tenant hereby leases from the Landlord, the following described premises (the "Premises"):
[Address of the Premises]
2. Term of Lease
The term of this Lease Agreement (the "Term") shall commence on [Lease Start Date] and shall expire on [Lease End Date].
3. Rent
The Tenant shall pay to the Landlord monthly rent in the amount of [Rent Amount] for the duration of the Term. The rent shall be payable on the [Rent Payment Date] each month.
4. Security Deposit
The Tenant shall pay to the Landlord a security deposit in the amount of [Security Deposit Amount] as security for the performance of the
Tenant's obligations under this Lease Agreement. The security deposit shall be paid at the time of execution of this Agreement.
5. Utilities
The Tenant shall be responsible for the payment of all utilities associated with the Premises, including but not limited to electricity, water, gas, and telephone.
6. Maintenance and Repairs
The Landlord shall be responsible for the maintenance and repair of the Premises, including but not limited to the structure, roof, foundation, and mechanical systems. The Tenant shall be responsible for the maintenance and repair of the Premises that are the result of normal wear and tear or the Tenant's misuse or neglect.
7. Insurance
The Tenant shall obtain and maintain during the Term of this Lease Agreement comprehensive general liability insurance in the amount of [Insurance Amount] naming the Landlord as an additional insured. The Tenant shall provide the Landlord with a certificate of insurance evidencing such coverage upon request.
8. Subletting
The Tenant shall not sublet or assign the Premises without the prior written consent of the Landlord.
9. Default
In the event that the Tenant fails to pay rent or perform any other obligations under this Lease Agreement, the Landlord shall have the right to declare the Tenant in default and terminate this Lease Agreement.
10. Indemnification
The Tenant shall indemnify and hold the Landlord harmless from any and all claims, suits, actions, demands, liabilities, and expenses (including but not limited to attorney's fees) arising out of or in connection with the use or occupancy of the Premises.
11. Governing Law
This Lease Agreement shall be governed by and construed in accordance with the laws of the [State/Province] of [Country].
12. Entire Agreement
This Lease Agreement constitutes the entire agreement between the
parties hereto and supersedes all prior agreements and understandings, both written and oral, between the parties with respect to the subject matter hereof.
