Preliminary consultation with Client:
●Assess needs; Discuss current and desired home lifestyle.
●Identify scope of work; Create project brief, rough budget and timeline.
●Review Client provided documents of residence from developer.
●Present service options and related fees.
Professional Design Services:
Stage 1
●Site visit, field measurement and record photos of existing conditions.
●Conceptual design and rendering for Client review.
●Review fees and provide payment schedule.
Stage 2
●Finalize design elements and scope of work.
●Sign contract for services required.
●Meet with Developer for advice on limitations of interior brick wall demolition, beam/column locations.
●Review trash removal, lift use, utilities, noise, odors and working hours with Building Management Company.
●Design development of drawings (floor and ceiling plans, elevations, sections, details and renderings).
●Assist Client with material selection (kitchen, bathroom, interior fit-out, etc.).
●Mid-review of design documents, revise per Client comments.
●Client sign-off on proposed design and decoration.
●Develop finish and fixture schedules, finalize construction drawings.
●Establish final budget and construction schedule.
●Handover of completed documents to Client and/or Construction team.
Construction and Decoration Services:
●Field markup of proposed design – review with Client.
●Discuss schedule, materials and budget with Client.
●Demolition as required per design drawings.
●Construction of new walls and related ceiling work.
●Electrical, cable TV, telephone, internet, plumbing, hot water and heating rough-in.
●Ceramic tile and marble flooring installation - protected from damage until construction completed.
●Install drywall, tape, spackle and sand.
●Prepare walls, floors and ceilings for finishes.
●Complete hot/cold water plumbing, equipment installation and test.
●Install heating items and test.
●Complete wall, window and ceiling finishes.
●Install electrical, cable TV, telephone, internet plug-in points and faceplates.
●Complete PVC ceiling work.
●Install plumbing fixtures and kitchen cabinets.
●Install custom millwork and cabinetry.
●Install countertops and owner-supplied kitchen equipment.
●Wood flooring and carpeting installation.
●Door and trim installation.
●Install other owner-supplied items (lighting fixtures, mirrors, etc.).
●Daily defect identification and resolution.
●General site cleanup upon completion.
●Quality Control practices put in place during the construction period.
●Provide warranty documentation for construction, materials used and installed equipment.
Construction Management Services:
●Construction Management for the duration of the project.
●Daily site visits to the project.
●Management of all contractors and vendors involved on the project.
●Monitoring the quality of workmanship on-site to minimize quality control issues.
●Budget Management - provide weekly updates on the project budget.
●Schedule Management - providing weekly updates on the project schedule to the Client.
●Overseeing all vendors’ delivery sched ules and cross-referencing this with actual site and fabrication progress.
●Overseeing the site protection and setting out to meet with the Client's requirements.
●Monitoring materials used on site, making sure they are ‘safe’ and in line with Chinese codes.
●General problem solving as required throughout the project.
●Noting all problems that occur to the Client and document potential solutions available.
●Ensure desired solutions are implemented in a timely and cost effective manner.
●Internal inspections with all contractors and vendors on-site and management of preliminary defects list.
●Creating a defects list with the Client.
●Ensure that all defects are repaired in a timely manner with minimum disruption to the project timeline.
●Document Management - collate all warranty documents and handover to the Client at project completion.
●Handover Management - noting items to be repaired at time of defects inspection.
●Provide follow up on defect rectification.。
