在企业面临运转资金不够的情况时,负债经营的策略常常被用在企业的经营之中。当企业面临资金运转压力的同时,又要为公司的其他如新品研发及市场运营等业务投入资金,向借贷机构进行借贷融资成为缓解资金压力的重要方式。融资杠杆作为负债经营中的核心理念,其优点在于可以对企业的发展具有较大的促进作用,使得企业经营中所需的资金得到了保证。但是,尽管这样使得企业免于资金压力,但是可能会出现债务风险问题,如果企业负债过多,会出现债务所产生的利息超过企业的收益的情况,这也就会出现资金链运转问题,最终会导致企业发生资金链断裂。因此进行必要的负债风险识别与控制,构建能够及时进行补救策略避免出现资金链断裂问题的负债风险监察措施对负债经营企业来说尤为重要。

本文从研究企业负债经营着手,详细介绍了企业负债经营的概念及负债经营的风险,研究了房地产企业负债经营的理论基础。并根据嘉凯城公司实际情况,分析该公司负债经营的现状一及存在的问题,提出了提高该公司负债经营管理的措施。

ABSTRACT

Debt management is a kind of management strategy commonly used in the management and development of enterprises. At the same time, when the enterprise has insufficient funds for its own operation, and at the same time, it is faced with the fact that funds must be invested in business activities such as product research and development, market development and other business activities of the enterprise. Choose the way to borrow and finance to provide the business capital for the enterprise. The debt management makes full use of the financial lever of the enterprise and realizes the maximization of the operating capital of the enterprise, which plays an important role in guaranteeing the fund support of the enterprise's operation and promoting the rapid development of the enterprise. However, it should also be noted that in the course of corporate debt management, debt risk will also be involved. If the debt size is too high, the cost of debt will also be involved. That is, the interest expenditure exceeds the profit and income of the enterprise, then it may cause the vicious circle of the enterprise capital chain operation, and finally appear the problem of the capital chain breaking. However, for corporate debt management, the most important thing is to have a better identification and risk control of debt risk, to establish a sound debt risk warning mechanism, and to take appropriate measures in time. Avoid capital chain break problems.

In this paper, the concept and risk of debt management of real estate enterprises are introduced in detail, and the theoretical basis of debt management of real estate enterprises is studied. According to the actual situation of Jiakai City Company, this paper analyzes the present situation and existing problems of the debt management of Jiakai City Company, and puts forward some measures to improve the debt management of the company.
