1. GENERAL INFORMATION 说明

Freestanding retail kiosks are planned throughout the common areas and are designed as “pavilions” within these areas. The standard kiosk size shall not exceed the footprint illustrated on the Lease Outline Drawing. Kiosk locations may not impede upon the mall exit widths.

It is important that kiosks complement the common areas, as well as provide visibility and individuality to merchandise displays. Primary emphasis is on creativity, individuality, dynamic and three dimensional variety, quality materials, and most of all, a strong retail image.

Particular attention will be given to all aspects of the Tenant’s design due to the high visibility of the lease space from all sides. Tenants will be challenged to create unique design concepts in their finishes, lighting, signage and merchandising displays.

These criteria will act as a guide for the design of all work to be installed by Tenants in conjunction with the provisions of the Tenant’s lease with the Landlord. The Landlord’s interpretation of these criteria is final and governing.

2. KIOSK DESIGN CRITERIA 设计规则

2.1 COUNTER/DISPLAY 展示和柜台

Counter design plays an important role in the perception of the overall kiosk quality. It establishes the framework for displays and is the element that comes into the closest contact with customers. 柜台构成整个岛柜的框架，并且直接面向顾客。柜台设计是整个Kiosks设计中最为重要的部分。

Counters are the kiosk Tenant’s “storefront” and will be subject to the most scrutiny for design compliance.

作为Kiosk的门脸，柜台往往能体现一个Kiosk设计是否合理。

The Tenant is encouraged to combine multiple display methods into an organized and balanced counter. Variations on counter design are encouraged and will be considered by the Landlord during the review process.

我们鼓励租户采用多元化的展示柜台。

Specific Requirements:

设计要求

◆ General Kiosk height shall be 2400mm maximum in limited areas.

Kiosk高度为2400毫米。

◆ Counter design, including height, must meet accessibility guidelines enforced by national or local jurisdictions including the GB.

柜台设计必须符合全国或者地方规范以及标准。

◆ Displays and display fixtures are to be incorporated into the kiosk built form.

所有展示/展示柜必须和Kiosk连成一个整体。

◆ The design must be an open structure that does not obstruct site lines through the mall. Corners of kiosk are to be curved or angled. 90 degree square corners are not approved.

Kiosk必须设计成开放式结构。不允许出现90度直角，Kiosk角度需经过处理或采用弧度角。

◆ Projections and displays are not allowed outside the kiosk perimeter.

展示范围不允许超出租赁范围。

◆Storage shall be concealed from public view.

仓库必须隐藏式设计。

◆Graphic light boxes are encouraged , but must be integral to the shop design and construction.

我们鼓励设计画面灯箱，但必须和整个Kiosk设计融合。

◆Counters are to have a 1200mm high base of ceramic tile .

柜台高度为1200毫米（从地面起算）。

◆Additional flooring within the kiosk should be designed.

岛柜需设计地面与公共区域做区分。

◆Roof can be considered as tenants’ logo location and advertisement. (Ref JPG1)

顶部平面应考虑设计为租户LOGO或者广告。(参考-JPG1)

◆Especially for the kiosk which nearby the pillars or wall，the kiosk and the pillar/wall should be merged.(Ref JPG2)

◆ Especially for the kiosk which around the courtyard, Tenant should have signage box face to the glass and fill into the frame. (Ref JPG3 &JPG4)

特别地，若Kiosk沿着中庭玻璃布置，则沿着中庭玻璃一侧需设计为广告/灯箱。广告和灯箱等尺寸需与商场玻璃的尺寸相吻合。(参考-JPG3 JPG4)

◆ The height of Signage banner should be 150mm. Any goods cannot be hung to the banner. 顶部Signage banner高度限制为150mm。不可用于悬挂货品。（Ref. JPG5）

The Pillars carry the weight of the roof/banner cannot obstruct customer's view.

支撑顶部或者Banner的柱子不可阻挡顾客视线。(参考-JPG5)

2.2 MATERIALS 材料

The Incity Plaza is constructed of high quality, commercial grade materials. Kiosk Tenants must utilize materials that are upscale in quality, resist wear and dirt penetration and are easily

maintained. It is in the best interest of Tenants and Landlord that display cases are constructed of the most durable and highest quality materials. All materials should meet the Fire Code of GB.

本商场在营造过程中均要求使用高质量的商业级建筑材料。同样地，Kiosk租户必须使用耐磨耐损且易于维护保养的高质量建筑材料。所有材料必须符合消防规范。

3 TECHNICAL CRITERIA 技术要求

3.1 KIOSK LIGHTING 照明

Display lighting is to be emphasized for kiosks. Dramatic contrast is to feature displays from the counter area. Display cases must be adequately lighted and ventilated. This will set apart key displays, as well as distinguish the kiosk from general mall common areas.

照明系统将提升Kiosk的展示效果。强烈的对比会给柜台展示带来突出的效果。照明同样需要把Kiosks和商场公共区域分开。

Specific Requirements: 设计要求

◆ The power limit is 1.5kw/220v. Overload kiosk should design an electricity meter. The decision should be made by Each Mall.

Kiosk用电不得大于1.5KW/220V. 超过1.5KW需由租户安装电表计量。

◆ NO OVERHEAD LIGHT TRACKS ARE ALLOWED.

不允许使用跑马灯/霓虹灯

◆ Straight up lighting on the top of kiosk cannot be accepted.

顶部/台面不允许有垂直向上的光源。

◆ Tenant’s electrical equipment shall be fully contained within kiosk and concealed to public view.

Kiosk用电设备需做隐藏式设计。

◆ All wiring, junction boxes and other connections shall be fully concealed.

所有电线/电缆/接线盒以及其他连接都必须采用隐藏式设计。

◆ RCBO should be designed and installed

需安装漏电过载保护装置。

◆ All electrical wiring to be in metal conduit.

所有电线电缆需金属套管。

3.2 PLUMBING 管道

◆ All plumbing connections shall be fully concealed.

所有管道连接必须隐藏

◆ Waterproof membrane is required for all kiosks requiring plumbing.

用水租户必须做防水施工。

3.3 MECHANICAL 通风空调

Typically ventilation and air conditioning are provided through the mall common area HV AC system. However, specific uses such as food or odor producing kiosks may require additional

ventilation at Tenant’s expense.

普通通风和空调由商场公共区域提供。个别餐饮租户需要额外通风，可向商场申请并承担相关费用。

4 KIOSK SIGNAGE 招牌

Tenants must provide and install an identity sign for their kiosk. Signs are to be compatible with the overall kiosk design concept and must receive the same quality of design and construction as the rest of the Tenant work. Identity signs are to state the store name and/or logo, and may not advertise or list items sold.

租户必须为岛柜设计安装具有独立特色的招牌。招牌需与整个Kiosk设计融合并保证较高的施工质量。租户招牌可是是租户的名字或者LOGO，但不能将广告或者菜单列在其中。

Specific Requirements: 设计要求

◆ All signage must be three-dimensional and be illuminated by a light source fully integrated with the architecture of the Kiosk.

所有招牌必须是立体的，尽量使用内发光形式，并且与Kiosk风格保持一致。

◆ Wording of the primary signage shall be limited to the Tenant‘s DBA name, and shall not include specification of merchandise sold or services rendered, regardless of Tenant’s “legal name.”

招牌字样必须是Kiosk租户经营管理中所使用的名称，而不是租赁合同签约公司的名称。

SIGN DESIGN CRITERIA INCLUDE:细节要求

◆ Letters: individual, three-dimensional

字体：独立的，三维的。

◆ Signs are not to extend above 2400mm above finish floor.

Signs距离地面完成面不超过2400毫米。

◆ Signs are to be graphic and imaginative. Specialty letter styles, graphic flourishes and dynamic graphics are expected.

鼓励租户设计图形化的富有创意的Signs。

◆ Sign form, scale and proportion are to balance with the overall kiosk design.

Signs的比例大小要与Kiosk平衡。

◆ Attachment devices, fasteners and other mechanisms are to be concealed.

Signs附属物/安装件需隐藏。

◆ Signs must comply with all codes and regulations and should be safe for all customers.

Signs应按国家或者地方标准设计安装，必须保证其安全可靠。

The Following Sign Types Are Encouraged for Kiosk Tenants:

鼓励租户设计安装以下样式的招牌

3-D wood letters 3D字母样式

Cast metal letters, raised 金属样式招牌(吊装)

Silk-screened glass or metal panels 磨砂玻璃或者金属面板的招牌

Internally illuminated channel letters/signage 内部发光字体/招牌

The Following Sign Types Are Not Permitted:

禁止Kiosk租户使用以下样式的招牌

Neon 霓虹灯管式样招牌

Flashing, scintillating, odor-producing 闪烁/闪光灯的招牌，有气味的招牌

Paper, cardboard, Styrofoam 纸质/硬纸板/泡沫聚苯乙烯招牌

Mirror 镜面招牌
