摘要:中国改革开放30年来居民住房的条件有很大的改善,房地产在国民经济中占有特殊的地位。住房抵押商业贷款作为一种重要的金融工具,在我国已实行了十余年,但至今都没有发挥其应有的作用。近些年来房价上涨较快,我国住房抵押商业贷款发展迅猛,随之而来问题也越来越多。我国住房抵押商业贷款抵借比率过小、贷款期限过短、首付款过大、还款方式单一,已不能适应不同层次购房者的贷款要求,对其进行创新设计已成为当务之急。丰富的住房抵押商业贷款产品不仅可以满足更多借款人的需求,也可以提高金融机构的综合竞争力,并完善我国住房抵押贷款市场,进而扩大住宅市场的有效需求。本文主要对住房抵押商业贷款的概念、现状进行详细数据分析,并从风险分析等方面探讨、提出了降低风险以及风险出现后的处理措施和对策[1]。

Abstract: Since the policy of Reform and Opening is implemented in China, the housing condition of our country has been improved greatly, and the real estate occupies a special position in the national economy. As an important

financial tool, commercial housing mortgage loan has been implemented for over ten years in our country, but until now, it has not played out its due role. In recent years, the price of house risen quite fast, the mortgaging house as commercial loan developed rapidly, but problems come out more and more, following by it: The ratio between mortgaging and borrowing is too small in China, the loan term is too short; Initial payment is too large; the repayment methods are too less. Commercial housing mortgage loan cannot meet the loan requirements for different levels buyers, so innovation for it has become imperative. Much more choice for mortgage house as commercial loan Commercial housing mortgage loan not only can meet more borrowers’ needs, but also can improve the comprehensive competitiveness of financial institutions, and perfect the housing mortgage loan market of our country, thereby expanding the effective demand of the housing market. This article mainly analyzes the concept and recent status of commercial housing mortgage loan, and puts forward the countermeasures and countermeasures after the risk reduction and the risk appearing from the aspects of risk analysis and theoretical research.
