营销学四⼤经典理论:4P、4C、4R、4l4P理论 即产品(product)、价格(price)、促销(promotion)、渠道(place)四要素 由密西根⼤学教授杰罗姆•麦卡锡(E.Jerome Mccarthy)1960年提出,“它的伟⼤在于它把营销简化并便于记忆和传播”。

产品包含核⼼产品、实体产品和延伸产品。

⼴义的产品可以是有形的实体,也可以是⽆形的服务、技术、知识或智慧等。

价格的制定⼿段很多,竞争⽐较法、成本加成法、⽬标利润法、市场空隙法,这些⽅法的⽬标是使产品成为可交换的商品。

企业以盈利为⽬标,所以定价要具有兼顾销售效率和企业效益的双重考虑,打价格战是⼀种定价和竞争策略,但价格低并⾮总是凑效,曾经就有⼀个朋友,⾯临⽟兰油的同⼀个产品在两个不同商家销售价格不同的购买选择,⼀家是按全价销售,另⼀个则是⼋折销售。

We must allocate our scarce time to different activities: work, play, education, sleep, shopping, and more. We must allocate our scarce spending power among different goods and services: food, furniture, movies, long-distance phone calls, and many others.4 Economists study the choices we make as individuals and how those choices shape our economy. For example, the goods that each of us decides to buy ultimately determine which goods business firms will produce. 莲花二期4#、5#楼“四新”技术的应用莲花小区二期4#、5#楼工程位于海淀区吴家场,西三环中路莲花桥畔西南侧,东侧紧邻西客站,是三环路畔临街工程,重要的路口处标志建筑,位置显著,也是莲花小区最大的附属工程(配套设施)。

本工程建设单位为北京天鸿集团投资兴建,设计单位为中国建筑北京设计研究院设计,监理单位北京华建恒建筑工程监理有限公司进行监理,质量监督单位为北京市化工质量监督站,施工单位为北京市住总第六开发建设有限公司承建。

本工程开工日期为2000年6月25日,竣工日期为2002年12月25日。

本工程规划用地11210平方米,建筑总面积51621平方米,标准层建筑面积1763 m2,檐高70.29米。

建筑层数十七层,其中4#楼地上四层,地下三层, 5#楼地上十七层,地下二层。

标准层高3.0m。

住六莲花项目在工程的施工中,遵循着科技是第一生产力的号召,在施工组织设计中大力推广四新技术,并应用于实际工程当中,取得了良好的效果。

一. 粗钢筋连接技术的应用本工程底板钢筋及≥Φ20的梁钢筋采用墩粗直螺纹连接技术。

1. 镦粗直螺纹工艺要求:a. 丝头:牙形饱满、牙顶宽超过0.6mm,秃牙部分累计长度不应超过一个螺纹周长。

b. 套筒:表面无裂纹和其他缺陷;外形尺寸应满足罗纹数的要求,保存时套筒两端应加塑料保护塞。

c.接头:接头拼接时用管钳扳手拧紧,应使两个丝头在套筒中央位置相互顶紧;拼接完成后,套筒每端不得有一扣以上的完整丝扣外露。

2. 墩粗直螺纹施工方法:a.直螺纹连接套管应有产品合格证。

b.钢筋应先调直再下料,采用无齿锯切断钢筋,切口端面无马蹄形状。

c.钢筋直螺纹接头施工时,钢筋端部先墩粗,与钢筋轴线不得大于4度(拉线量1m长,偏差不得超过7cm)的偏斜,墩粗头不得有与钢筋轴线相垂直的横向表面裂缝。

d.加工的钢筋端头螺纹应与连接套的螺纹规格相匹配,并经配套的量规检测后方可使用。

e.操作工人要逐个检查钢筋丝头的外观质量,并对检验合格的丝头加以保护,钢筋一端丝头应带上保护帽,另一端可按规定的力矩值拧紧连接套管,并按规格分类堆放整齐待用。

f.墩粗直螺纹接头连接,利用普通扳手进行,接头拧紧后,检查钢筋丝头无一扣以上的完整丝扣外露,在套管上作出拧紧标记,以便检查。

g.加长型接头的外露丝扣不受限制,但应另有明显标记,以检查进入套筒的丝头长度是否满足要求。

h.因本工序的重点是钢筋端头螺纹,每段施工完成后,工长按10%进行随机抽检,发现不合格的丝头时,对全部钢筋丝头逐个进行检验,并切去不合格丝头,重新墩粗和加工螺纹。

二.新型模板体系的应用本工程结构施工使用的模板类型较多,地下部分墙体模采用P60定型小钢模板,地上部分墙体、梁及顶板采用覆膜多层胶合板,柱模板采用可调柱箍木框多层板;支撑体系为碗扣架子支撑。

A. 独立柱模板:独立柱模板采用可调柱箍木框多层板。

柱模的尺寸不等,为500×500mm~600×900mm。

面板用δ=18mm厚和δ=15mm厚的多层板,50×100木方作竖肋,间距200mm;以10#槽钢为主材的柱箍作横肋,间距600mm。

见附图一B. 顶板及框架梁模板:1.施工顺序:2.竖向支撑安装:竖向支撑采用碗扣架,上端加可调U型托。

搭设立杆时先将可调支座装好,以横杆长度1200mm为间距,将立杆分布好,临时支撑固定,按标高线将立杆高度调至次龙骨下皮。

竖向支撑的设置要根据现场情况从一边相对固定的位置(一般取结构外皮边轴向内返50cm线为基准)支搭,确保上下层立杆尽量对齐。

3.主、次龙骨安装:龙骨安装前,根据碗扣架的档距进行布置,做到龙骨到边,并应尽量减少断料;主龙骨采用100×100木方,间距1200mm,放于碗扣架可调支座上,次龙骨采用50×100木方,应两面刨平,尺寸统一,每道次龙骨竖放于主龙骨上,应在次龙骨两边用4寸钉钉牢,确保铺模板后的平整、稳定。

次龙骨间距400mm,搭接长度应在400-600mm。

凡梁高大于700mm的梁应在梁高1/2处设一道φ12穿墙螺栓,间距600-750mm。

4.标高校核:次龙骨安好后,校正标高、找平,以保证模板平整。

标高校核时根据+100cm线,弹出距底板20cm 线,以便进行标高校核。

5.梁及顶板模板安装:a. 梁侧模采用梁夹具固定,主梁梁夹具间距600mm,次梁梁夹具间距900mm,用燕尾螺栓固定在梁底支撑(100×100木方)上。

先支梁底模板,对跨度大于4米的须按1—2‰起拱。

b. 梁底模支好后方可安放钢筋,再支梁侧模板,梁侧模板使用15mm 厚多层覆膜胶合板,外部使用上下两道50×100mm木方做横肋,用梁夹具固定在下部支撑木方上。

凡梁高大于700mm的梁应在梁高1/2处设一道Φ12穿墙螺栓,间距600—750mm。

c. 支板底模,主龙骨为100×100木方,间距@1200,其上放置50×100次龙骨@400,梁板联合支顶,同时浇筑砼。

安装顶板模板前由项目部技术组根据设计图纸画出顶板模板配置图,安装模板应严格按照模板配置图配置。

顶板模板采用1220×2440×15mm覆膜多层胶合板模板,板厚15mm,顶板模板配置原则应充分利用整板,减少模板切割量,不足整板处裁割补足。

所有模板切割处均要涂刷封口胶加以保护,以保证使用次数。

模板长边平行次龙骨布置,用寸钉@300沿四周与木龙骨钉牢,防止因多层板翘曲造成板面不平,多层板拼缝要严密,用海绵胶带封粘严密,防止漏浆。

清扫口应留于梁端、板端,浇筑砼前封堵。

见附图二。

d. 模板起拱:梁、板跨度等于或大于4m时,模板应起拱,起拱高度为全跨长度的1—2/1000。

支模采用主龙骨上皮钉木楔子调整高度。

圈梁、边板的长边不起拱。

e. 验收:模板安装完毕,由班组进行自检、互检,然后由工长通知质量进行验收,检查合格后,通知监理进行最后验收。

转交下道工序。

三.预应力梁板施工工艺4#楼游泳池顶板密肋梁部分采用预应力砼结构,密肋梁尺寸为24.3m×36.8m。

预应力施工面积大、施工难度大、技术要求高。

且预应力梁的截面尺寸较高,为500×1400mm和800×1800mm,板厚130mm,因此采取如下技术措施,以保证预应力梁板及支撑具有足够的强度、刚度及稳定性。

1. 游泳池下部用碗口式钢管脚手架于地下一层结构面支撑牢固,横纵间距1.2m,主次梁下部垫10×10木方,长度应大于2个纵距,其余部分可垫木方也可垫50厚木脚手板。

架子底部垫通长脚手板。

2. 首层搭设碗扣式脚手架,横纵间距1.2m,步距1.2m,下部垫通长脚手板。

架子上部施工作业面满铺50厚木脚手板。

3.预应力梁施工中采用的模板支撑体系见附图三。

螺栓间距900mm,每跨预应力井字梁第一排螺栓距梁侧边400mm。

4.预应力施工工艺要点(1) 预应力筋的布设本工程梁中预应力筋采用1860Mpa有粘接预应力钢绞线,板中预应力筋采用1570Mpa无粘接预应力钢绞线,在梁板中预应力钢绞线的具体布设要点如下:a. 预应力钢绞线的尺寸与位置应力求准确,无粘接预应力筋穿筋时,应与各种管线准确搭接,以确保束型准确、平顺;b. 应尽量使各种管线、孔洞为预应力束让路;c.在铺放预应力束过程中,应尽量减少电气焊使用次数,以免损伤套管内的预应力筋;d. 支撑马凳应具有足够刚度,一般采用Ⅱ级钢筋,间距为1.5m-3.0m。

e. 为保证张拉顺利,端部预埋垫板应垂直于孔道中心线,垫板前端应加设不少于5cm的直铁管;f.反弯点处支撑马凳高度需计算准确,以确保束型准确,从而建立有效的张拉应力;g.预埋垫板要与模板安装牢固,以防止浇筑砼时发生垫板歪扭变位;(2) 张拉a.张拉力及伸长值的确定:预应力筋张拉控制应力:σcon =0.75f ptk预应力筋张拉控制力:N con =σcon* A p预应力筋张拉伸长值:ΔL =N p*L/A p*E sf ptk—预应力筋强度标准值A p—预应力筋截面面积N p—计算张拉力(即1.03σcon)E s—预应力筋弹性模量(以材料进场检测值为准)L—预应力筋长度b. 张拉顺序:预应力筋的张拉顺序,应使砼不产生超应力、构件不扭转与侧弯、结构不变位,并兼顾考虑减少张拉设备的移动次数为原则。

可采用分批、分阶段对称张拉。

c. 张拉步骤:①清理外露预应力筋及预埋垫板;②安装工作锚具;③安装千斤顶;④张拉。

5.预应力梁板施工的质量要求a. 预应力梁、板砼同时浇筑,每层浇筑高度不大于500mm。

上下层振捣时振捣棒插入下层必须达到50mm左右,保证振捣密实,砼表面以振出浮浆为准。

b. 预应力梁支模所用螺栓应与预应力梁筋和套管之间保持一定的安全距离,在振捣砼时,振捣棒不允许接触到预应力筋、钢绞线及其套管。

张拉端的砼浇筑振捣应注意密实,必要时应采取钢筋插捣,以保证振捣均匀密实。

c. 预应力砼标准养护时间≥14天,梁板上表面要求在初凝前进行二次振捣和二次抹压,终凝前再压抹一次,以防裂缝,并配置同条件的砼试块检测强度。

d. 梁侧模拆除后应涂刷界面养护剂,防止失水。

e. 预应力砼达到设计强度80%后方可进行张拉,在张拉结束后方可逐步拆除预应力梁底模及顶板支撑。

f. 井字梁楼盖施工时应按空间曲线在跨中起拱25mm。

g. 预应力结构施工完成后不得在其砼上开洞,也不得射钉或后埋膨胀螺栓等。

四.4#楼屋面网架施工工艺1.莲花4#楼网球馆屋面采用彩钢板网架结构,建筑面积1749.6m2,结构类型为螺栓球节点四角锥装饰网架,矢高2.2米,下弦支撑,结构超坡,轻型屋面,采用有组织排水,局部设风机荷载和检修马道。

建筑层数:网架双层,挑檐3层,基础类型为砼柱埋铁生根,主结构防火等级为防火二级。

2. 结构设计对原材料要求a.钢管:采用Q235镇定钢,其材质应满足国家标准《碳素结构钢》GB706-88规定,需有检验合格证,对进场的钢管按国家标准进行复检,合格后方可采用。

b.螺栓球:为45#钢,需符合GB699-88标准,经热锻制成毛坯球,要求不得有裂纹、麻窝等缺陷,正火处理硬度HB170-217椭圆度不大于2mm。

c.高强螺栓:材质为40Cr,性能等级为10.9级,热处理后硬度为HRC32-36,高强螺栓螺纹应符合GB196普通螺纹的规定,螺纹公差带按GB197规定6g级,高强螺栓不允许存在任何淬火裂纹,高强螺栓表面要进行发黑处理,高强螺栓需进行100%探伤,100%的硬度检验。

d.套筒:为45#钢,应符合规定要求。

e.封板及锥件采用Q235钢,锥件用锻件。

f.紧定螺钉采用40Cr,经热处理后硬度为HRC36-42。

g.焊条应符合《碳素钢焊条》GB117-85规定,所用电焊条必须按不同规格附有“产品质量证明书”。
