4#地块景观工程设计要求
图纸设计单位除符合招标文件要求,亦需符合国家相关规范及上海市相关规范,上海市城市规划管理的相关规定、项目所在地区的控制性详细规划或修建性详细规划和项目选址意见书、上海市浦东新区建设工程设计文件征询意见汇总等,特别是针对保障性住房的相关规范,如本技术要求与国家相关规范或上海市相关规范冲突,应执行国家相关规范及上海市相关规范。
鉴于4#地块要执行绿色小区标准,《住宅建筑绿色设计标准》DGJ08-2139-2014需确保执行。
1、设计条件与质量要求
4#地块住户为1460户,约4380人,为一个街坊站规模。
公共服务设施用地占居住区总用地的百分比约为15%~22%,居住区绿地率不低于35%,其中集中绿地率不应少于用地面积10%,人均集中绿地不应小于1㎡/人。
图纸内容齐全,不缺项漏项。
符合整体设计定位,商业地块需有商业特色和氛围。
符合国家或行业的质量检验评定标准。
图纸设计单位需协助选择好主干苗木,对一些艺术景观、雕塑进行深化设计,并提供相关资料。
2、技术要求
一)、园建部分
必须满足国家强制性规范,如消防通道的要求,消防转弯半径的要求、绿地率、停车位、游乐健身设施、无障碍坡道等要求。
1、确保场地在考虑沉降的前提下进行设计标高的确定,以便施工单位准确找坡并保证排水通畅,保证场地内不积水。
应选用透水性铺装材料。
透水铺装面积不应小于硬质铺地面积的50%。
透水性地面构造应采用渗水基础垫层。
2、图纸设计单位需清楚了解工程所在地的地质水文、地下官网埋设回填详细情况,在任何情况下,所设计的图纸必须采取措施以保证园建构件及铺贴面不出现下沉、积水。
4、图纸设计单位应在现场勘查时详细了解和测绘现场实际地貌,并充分考虑土方挖填、平整工程量(多余土方外运)和土中石头清理外运。
5、室外钢质构件需有详细的技术措施及结构详图。
例如表面除锈后采用热镀锌处理,镀膜厚度为30um,刷环氧富锌底漆,面喷两道环氧面漆。
喷漆色板需甲方确认。
(注意:如果施工图中钢质构件表面处理方法与此技术要求表面处理方法不一致,以此技术要求为准)。
质量验收要求达到《钢结构工程施工及验收规范》的优良标准。
6、铺装的设计必须有标准段、非标准段、排水沟等详图。
必须考虑施工单位的排版。
7、小区内地下管线的铺设需考虑能否同沟共井等的特殊要求。
需在图纸中明确表达,并且需考虑到相应井盖及出口与地上部分铺装的结合等,尽可能使井在绿化中。
8、地上部分的设备如路灯、指示牌、广告栏、LED大屏等需综合考虑,能结合绿化一起设计的尽量结合绿化。
垃圾房、电箱等需在
满足功能及检修的前提下用绿化尽量遮挡,尽可能减少对住户的影响。
9、涉及到地下车库边界的景观设计,需考虑到结构沉降等问题对地面景观铺装、小品、绿化的影响。
二)绿化部分
乔灌草及绿地的比例需为1:6:20:29【即29平米绿地中要有1棵乔木,6棵灌木,20平米草皮(地被、绿篱、草皮)】,且常绿树种不少于2/5。
乔木及灌木技术规格如胸径、冠幅、书稿、枝下高、分支数、土球大小、土层厚度、换土要求、修剪标准、草坪施工标准、绿化养护标准等须有相应的规定。
所有植物的设置应结合周边场地提供遮阳。
植物品种选用应选择上海地区的适生植物和草种。
详见《住宅建筑绿色设计标准》DGJ08-2139-2014附录C上海地区居住环境常用园林植物种类汇总表。
选择少维护、耐候性强、病虫害少、对人体无害的植物,老年人活动区宜种植对人体有益的保健型植物。
保健型植物品种详见《住宅建筑绿色设计标准》DGJ08-2139-2014附录D保健植物种类汇总表。
住宅建筑南面绿地宽度不小于8米,北面绿地宽度不小于3米,东、西面绿地宽度不小于2米。
每块集中绿地的面积不小于400平米,且至少有1/3的绿地面积在规定的建筑间距范围之外。
可供居民进入活动休息的绿地面积应大于等于总绿地面积的30%。
绿地中道路地坪面积不应大于15%总绿地面积,硬质景观小品面积不应大于5%总绿地面积,绿化种植面积不应小于总绿地面积的70%。
空旷的活动、休
息场地乔木覆盖率不应小于场地面积的45%。
应以落叶乔木为主,以保证活动和休息场地夏有庇荫,冬有日照。
浇洒绿化年用水定额可采用0.12㎥/㎡·a-0.28㎥/㎡·a,日绿化浇灌用水定额可采用1.0L/㎡·d-2.0 L/㎡·d。
绿化浇洒应采用滴灌、喷灌、微灌等高效节水灌溉方式,并应合理划分给水分区和确定浇灌设备。
可考虑雨水和再生水等非传统用水用于景观、绿化等,其水质应满足现行国家标准《污水再生利用工程设计规范》GB50335中规定的城镇杂用水水质相关控制指标的要求。
绿化浇洒如用中水,不得采用喷灌方式。
景观、绿化浇洒应分别设置水表。
三)公共设施部分
所有公共设施配置需满足国家规范及上海市规范。
本项目所涉及的地块需按照《上海市工程建设规范城市居住地区和居住区公共服务设施设置标准》DGJ08-55-2006,J10768-2006中街坊级相应设置标准来设置。
