我国房地产市场的现状分析及对策研究

摘要:中国房地产开发市场是随着土地使用、住房制度的改革和房地产业的兴起而逐步建立和发展起来的,它是中国社会主义市场经济体制改革的产物。目前,中国的房地产开发市场还处于起步阶段,发展较快,问题很多,还很不规范,对其发展是应该抑制还是鼓励的困惑己经成为阻碍房地产业健康发展的一个殛待解决的难题。随着政策环境、需求环境、竞争环境的急剧变化,中国房地产开发市场的竞争格局也正在发生明显变化。本文主要从三部分对中国房地产开发市场的规范运行进行了研究。第一部分对中国

房地产开发市场的现状进行了分析。在这一部分中主要阐述了目前房地产开发市场的基本状况和面临的严峻形势,同时对房地产开发市场存在的弊病进行了分析。第二部分主要从厂商、消费者和政府三个角度剖析中国房地产开发市场规范运行的内涵。第三部分提出了当前规范中国房地产开发市场的三项工作重点。当前规范中国房地产开发市场的工作重点主要包括提高房地产开发企业的竞争力、完善开发土地供应机制和推进房地产开发的法制建设。

the shortcomings. From the second part of the main manufacturers, consumers and government aspects of the three Chinese real estate market, standardize the operation of the development of content. The third part of the specification of the current Chinese real estate market focuses of the three. Specification of the current Chinese real estate market mainly focus on real estate development to enhance the competitiveness of enterprises, improve the supply of land to develop mechanisms to promote real estate development and the legal system.

引言

1998年住房制度改革后,在经济快速发展的过程中,房地产业发展步伐开始加快,对整个经济增长的贡献不断提高,越来越成为国民经济的重要支柱产业。2003年中国房地产开发投资突破 1万亿,房地业及建筑业增加值占GDP的比重接近9%,直接拉动GDP增长1.3个百分点,间接拉动0.6-1.2个百分点,对扩大就业也发挥了积极作用。从国际经验看,人均GDP突破1000美元到3000美元的阶段,是经济快速发展的阶段,也是房地产发展的黄金时期。从全国近几年的房地产市场发展状况与业界动态不难看出,“泡沫”与“过热”不但存在而且在有些地方非常严重,也是国内外经济学界与房地产业界争论最为激烈
