The Lessors with renting the side achieved consistently to the following provision in 15,

2013.

1.甲方同意将康营家园7区1号楼1单元1002室及其设备良好的状态下租给乙方

2. 租赁期自2013年9月15日至2014年9月15日，届时本合同自然终止

Lease since Sept. 15, 2013 to 2014, Sept. 15, 2014, whe n the co ntract is the automatic term in atio n.

3. 租赁期满，甲方有权收回全部出租房屋，乙方应如期交还。乙方如需继续承租，需在本合同

期满50天前，向甲方提出书面通知。租金以双方协商而定。

4. 租金。每月为叁仟元人民币。

5. 租金按季度支付，必须于每交付期3日前付清。如乙方逾期未付，需按月交付0.5%滞纳金，超过七天未

付，视为自动退租并按合同条款规定。

The rent payable on a quarterly basis, must pay up to date 3 days before pay cost. Party B will

not pay, should be delivered by the month the fine for delaying payment of 0.5%, more than 7 days without pay, an automatic retreat hire.

6. 在本合同有效期内租金不予调整。

The rent in the contract within the effective date will not be changed.

7. 押金。乙方同意支付1 个月房租计人民币叁仟元整作为押金( 押金由居住人自行支付) ，自本合同签定日支付与甲方。合同期满，乙方如不再续租，甲方应在十天内( 在乙方将全部电话费，水电费和煤气费付清后)将押金反还给乙方(不计利息) 。

The deposit(Without interest ).Party B agrees to pay a month rent as a deposit(The deposit shall be separately by the tenant pay),the date of signing this contract deposit in pay to party A.

the deposit in the back to party b. (in the party B will all telephone, utilities and gas pay after)

8. 乙方如违反合同规定发生费用开支，甲方可以扣留部分押金抵付。

If party A happened is not covered by the contract costs, party a maywithhold part of the deposit in compensation.

9. 在租赁期内，如乙方提前终止合同，押金不予返还。

In the lease term, if the party B terminates the contract, the deposit will not be returned.

10. 乙方所用电话费，按电信局收费标准，每月根据实际使用量计算，乙方根据费用清单结算。

11. 租赁期内，乙方所用水，电，煤气，电视收视费，供暖费，物业管理费，按实际发生费用结算，乙方根据费用清单结算。

12. 出租人(甲方)责任：租赁期内甲方不得无故收回房屋，如甲方中途收回房屋，乙方有权拒绝。

no reason, like the Party A midway takes back the house, the Party B can reject.

13. 承租人(乙方)责任：乙方应按照本合同条款规定支付租金，押金及其他费用。如有拖欠，则作违约处理，租

赁期内未经甲方同意，乙方不能转让其所租房屋，私自转让无效。

Tenant responsibility(Party B): The tenants should according to contract provision rental payment, other deposit and expenses. If falls behind, then makes dealing with breach of contract, in the

renting time the first party had not agreed that the second party transfers this house, the decision is secretly invalid.

14. 乙方应爱护房屋及其设备，如因使用不当导致损坏，应予赔偿。乙方不应改变原有房屋设

施。

The party B should cherish the house and equipment, if because of using causes the damageimproper, should compensate. And, the party B should not change the original building facility.

15. 租赁房屋过程中，承租人必须严格遵守物业管理规定，中国宪法，法律，细则，规章及Rents in the house process, the tenant must strictly comply with the estate management stipulation, the Chinese constitution, the law, the regulation, the rules and regulations and law stipulated that and forbids the tenant using the house by the behavior that any form carries on to violate the law.

16. 争议的解决。凡执行本合同或与本合同有关争议，由双方友好协商解决，协商不成，提请由当地人民法院仲

17. 其它。房屋如因不可抗拒的原因(自然灾害)导致损毁或造成乙方损失的，甲乙双方互不承担责任，因上述原

因而终止合同的，租金按照实际使用的时间计算。

Other. If the house (natural disaster) causes to damage or causes the party B lose because of

the irresistible reason, the Party A &B do not shoulder the responsibility mutually, terminates

the contract because of the above reason, rent according to count-down of actual use.

18. 本合同附件是本合同不可分割的组成部分，本合同自签定之日起生效，合同文本一式二份，甲乙双方各执

一份，如有歧义，以中文文本为准
