Zhang Jia Wo is designed as a Community of Graceful Lifestyle. This is achieved by integrating a sustainability strategy for responsibly taking care of land, water and energy resources into a beautiful place that allows for lifestyle choices and amenities: 1. Walkable neighborhood centers of varying scale and character 2. Sustainable setting of fields, orchards, and waterways linking community, parks and culture 3. Integrated mobility: walks, transit, regional and intercity rail Residents and visitors will be able to move through the area on foot, bike, bus, rail and car, and easily switch between these. They will have access to great parks, commercial areas and cultural facilities. The master plan takes into account the larger context and planning framework, which is characterized by many linkage opportunities. The location in an economic growth corridor is consistent with Tianjin’s 2020 comprehensive plan. As heavy industry move out of the area and is replaced by technology parks, light industry and limited agrarian activities, the demographic profile of the area will transform the social landscape. In addition the planned transportation accessibility and connectivity will allow for regional commutes to Beijing city center, Tianjin city center and new employment areas throughout Tianjin. The economics for Zhang Ji Wo’s development are consistent with, and will contribute to, the greater regional picture: - As one of Tianjin’s key satellite sub-regional centers, play a role in supporting the growth and health of the regional economy. - As a community for residents that work in the universities and high tech companies, the connections to these areas are vital towards the overall economic success. Furthermore, this project will fulfill greater key objectives: - Improve the road network in the area so that development can occur in and in adjacent areas on the immediate area - Increase access to the high speed rail center and transportation hub - Ascertain housing relocation phasing plans that allow for flexibility and the proper physical interfaces as development occurs - Balance the need for farming land - Set an agenda to help clean-up one development at a time by releasing water cleaner than introduced into the site The key master planning challenge will be to organize the infrastructure systems on and around the local area and site to provide for the most livable environment. The infrastructure includes mitigating elevated temporary and permanent expressways (including a 4th Ring Road), new rail lines for local as well as regional service, existing overhead electrical power lines, and the water supply and drainage systems. Phase 1 will begin to create a critical mass for the center of the community. It will comprise a 25 hectare residential development, a 4-hectare park with cultural facilities including the existing temple and rebuilt Tang dynasty architecture. In addition, an orchard of 250 year old red date trees will serve as a neighborhood park. The overall area can be developed as a series of walkable neighborhoods linked by transit and greenbelts, taking advantage of the existing landscape of orchards and wild fields. This will create a unique sense of place. The greenbelts will also integrate drainage and electrical infrastructure. Each area will also have immediate access to commercial for convenience and educational facilities for lifelong learning. These all foster and facilitate the sense of community.
