份证号码为：]为养母子关系。由于我长年居住在新西兰北帕默斯顿,无法亲身照顾远在香港年迈的养母，所以养母一直由她的养女照顾。我为了感谢代我尽孝道，现在将位于中国广州市房屋与土地及其所有权无偿赠予给，涉事房屋与土地详细地址如下：The donator is the adopted son of (ID: ). For having resided in Palmerston North, New Zealand all the year around, the donator is unable to take care of his elderly adoptive mother. She has been taken care of by the donee, her adopted daughter. To thank for the donee’s filial piety, the donator gives two houses and lands as free gifts to the donee. 同时全权委托女士（以下简称“她”）代理我处理涉事房屋与土地的权属转移和跟涉事房屋与土地相关的一切纠纷等事项，具体事项如下：

The donator authorizes the donee under carte blanche to deal with the transfer of the ownership of the houses and lands and any dispute related to the houses and lands. With the authorization, the donee has power to:

收回上诉房产与土地的实际占有并进行管理，到国土局与相关部门办理过户、申请、领取凭证和保管、交纳税费等一切手续、材料，及其它相关的一切事项。

(i)take possession of the houses and lands and managing them;

(ii)deal with the transfer of the ownership of the houses and lands, pay taxes and fees related to the houses and lands, and keep all formalities and documents;

办理涉事房屋与土地产生的经济及法律纠纷，需要向相关部门提出维权与法律诉讼时。我全权委托她代我办理（包括聘请律师）。

deal with any economic and legal disputes arising from the houses and lands, including engaging lawyers to protect rights in the houses and lands and to take legal actions.

委托权限：为全权代理（转委托、调查、取证、承认、放弃、起诉、变更诉讼请求、调解、和解、反诉、上诉、签收权属凭证和法律文书）。

The scope of authority is general agency. The agent has the power to sub-entrust the authorization matters to a third party, investigate and collect evidence, file a lawsuit, acknowledge, waive or alter claims, mediate, settle, counterclaim, appeal, sign for and receive certificate of ownership and legal documents.

她在代表我办理上述事宜时，有转委托权，可转委托有专业知识人士、单位办理上述授权事项。钟露芝女士和其转委托的单位、个人在上述权限范围内签署的有关文件和法律后果，我均予承认、承担。

The donator thereby acknowledge any documents and formalities signed by the donee or by the individuals or organizations the donee sub-entrusts within the scope of the authority, and bear any legal consequences therefrom.

委托期限：从即日起至上述事宜办理完毕之日止。

Term of authorization: from this date to the completion of the above matters.

我无偿赠予上述2处房屋及土地给钟露芝，并承认上述2处房屋及土地的所有权归她合法拥有。本合同在赠予人签字公证后，受赠人签字仍有同等的法律效力。

The donator gives the above two houses and lands as free gifts to t he donee. The donee has the full ownership of the houses and lands. After this contract is signed and notarized, the donee’s signature still has the same legal effect.
