摘要

近年来,我国正处于经济高速发展和城镇化快速推进的过程之中,房地产无论是作为一种投资品还是作为一种生活必需品都受到前所未有的关注,成为了最具投资价值和最富需求价值的特殊商品。正因为如此,房地产价格变动比一般商品更加剧烈,对经济的影响也更加巨大。由于房地产供需市场和房地产经营活动受多重复杂因素的影响,从而更容易产生房地产金融风险问题,这些问题一旦产生,将会对实体经济带来十分有害的影响。因此,针对房地产经营活动中可能出现的金融风险进行研究,对于一国宏观经济的顺利发展和消费者利益的保障具有十分重要意义。

本文对我国房地产金融风险的研究首先从阐述房地产金融的基本理论入手,全面探讨了房地产金融的内涵、特点与发展历程,并对我国房地产金融风险的现状进行分析,分析得出金融机构内在的制度和经营行为、房地产企业信贷和个人信贷等方面是导致房地产金融风险的根本原因;最后,本文从商业银行、房地产企业、个人及政府方面对防范房地产金融风险提出若干建议和对策。

Studies on the Causes and Countermeasures of the Financial Risks of Real Estate in China

Abstract

In recent years, Chinese rapid economic development and is in the process of accelerated urbanization among real estate either as an investment or as a necessity goods are subject to unprecedented attention, became the most investment value and the value of the most demand special commodity. Therefore, the real estate business activities for financial risks that may arise in research, and for ensuring the smooth development of a country's macro-economic interests of consumers has very important significance.

This paper studies the risk of real estate finance real estate finance first from the basic theory expounded start a comprehensive study of the meaning of real estate finance, characteristics and development process, and to analyze the current situation of Chinese real estate financial risk analysis reveals the inherent system of financial institutions and conduct of operations, real estate companies and other aspects of credit and personal credit is the root cause of the real estate financial risk; Finally, from commercial banks, real estate companies, individuals and government to guard against financial risks of real estate made a number of suggestions and countermeasures.
