内容摘要
房地产行业是国民经济中的重要基础产业,是我国启动内需、促进经济增长、改善人民生活的重要途径之一,房地产贷款业务也是各商业银行的一项核心业务,对于促进房地产业发展,提高银行自身经营效益具有重要意义。
近几年来,随着房地产热的升温,房价步步上涨,各大商业银行发放的房地产贷款额度也越来越多,机遇往往伴随着挑战,商业银行房地产贷款的风险也日趋严重,逐渐会威胁到商业银行的生存和发展。
本文通过对近几年来商业银行房地产贷款的现状研究,提出了规避房地产贷款风险是个刻不容缓的问题。然后具体地分析了商业银行房地产贷款风险产生的原因,并介绍了香港和美国的商业银行成功地防范房地产贷款风险的经验和措施。并根据我国商业银行的实际情况结合自己的观点,提出了建立内部控制体系、建立房地产贷款风险分散管理体系、加强与政府部门协调沟通三个方面防范商业银行房贷风险的建议、措施,来增强商业银行的竞争力,维护国家金融安全、经济安全。

Abstract
Real Estate business is an important basic business in the national economy, it is also on e of the important ways to start up the domestic demand, to improve the economic growth and standard of living. Real Estate Loans business is also a core business of commercial bank, it plays a very important role of promoting the development of Real Estate and in creasing benefit of commercial band itself.
In recent years, the intensification that it is hot with the real estate, the room rate goes up step by step, amount is more and more too that the real estate that every large commercial bank grants grants the loan, the opportunity is often following the challenge, the risk of the loan of real estate of commercial bank is serious day by day too, will threaten the existence and development of the commercial bank gradually.
This text passes the current situation research of the loan of real estate of commercial bank in recent years correctly, the risk is a very urgent question after putting forward the real estate of evading and granting the loan. Then analysed the reason why the risk produces that the real estate of commercial bank grants the loan concretly, experience and measure of the risk that Hong Kong and commercial bank of U.S.A. succeed in taking precautions against the real estate to grant the loan that and has recommended. And combine one's own view according to the actual conditions of the commercial bank of our country, have proposed setting up inside and controlling the system, set up real estate grant the loan risk disperse management system , is it is it communicate with government department three respect take precautions against commercial bank suggestion , measure , housing loan of risk to coordinate to strengthen, to strengthen the competitiveness of the commercial bank , safeguard the national financial security , economic security.
