The Friendship Department Store is the expansion project of Minhang District’s Brilliance South Shopping Mall and is a high-end department store with a total gross floor area of 64,000 square metres. Developed by Singapore’s Frasers Property and located in the west stretch of Wujiang Road in Jing’an District, In Point was unofficially opened at the end of June. In Point offers a retail GFA of approximately 11,000 square metres and is positioned as a young and fashionable shopping destination. In addition to these two malls in Puxi, Shanghai Bay held its unofficial opening this quarter in Pudong. At the time of print the occupancy rate of Shanghai Bay stood at approximately 80 percent. Income levels and retail sales continued to rise during the first half of 2008. Per capita disposable income of urban residents in Shanghai reached RMB 13,912 in the first six months, an increase of 13.3 percent compared with the same period of 2007. Middle-class local consumers with higher spending power are becoming more aware of the expanding market share of international brands in Shanghai. interest and continuing growth in retail sales. The impact of the shortened Labor Day holiday and the devastating earthquake in Sichuan Province on Shanghai’s retail sales has been minimal. In May, Shanghai achieved total retail sales of RMB 38.622 billion, a 17.1 percent increase compared with the same month of 2007, and the highest sales of the year. From January to May consumer retail sales in Shanghai increased by 16.8 percent compared with the same period in 2007 to a total of RMB 183.378 billion. Domestic consumption has been the biggest driver of Shanghai’s retail market. Driven by increasing retail sales, international retailers in Shanghai have grown at a fast pace. Costa, a coffee chain owned by British leisure group Whitebread, has opened approximately 20 stores in Shanghai since their city launch in early 2007. The Inditex Group plans to open another four Zara stores within a half year to total seven stores in Shanghai. The new Zara stores will be located on Huaihai Middle and Nanjing East roads, in People’s Square and Pudong. The first store of Mannings in Shanghai will be located in Huaihai Middle Road’s CBD area. Consumer confidence continues to thrive as Shanghai retail sales growth remained strong in May. Total retail sales value increased by 17.1 percent year on year to RMB 38.622 billion. More than 80 percent of international brands have penetrated Shanghai’s retail market. Their ambitious operation plans have boosted the shopping mall industry. Local consumers are being influenced by international brands and new retail formats and are showing greater preferences in brand values and heritage. Solid demand for retail space has led to strong pre-leasing activities in new retail malls slated to open by the end of 2008.
