Abstract: Recently, the nation has concentrated on the brisk real estate market of Zhejiang Province, which, moreover, is named after “Zhejiang Phenomena” for its rising prices and increasing supplies. At the same time, the friendly circumstance of the exploitation and marketing of real estate in Zhejiang make a considerable number of people unconscious of the potential risks veiled under the good phenomenon. Based on the dialectical analysis of the backgrounds of fluctuating prices of dwellings in Los Angeles and Boston, United States, from 1983 to 1993, this thesis deals with six risks which exist in real estate market of Zhejiang , and points out that in order to reduce the negative effect of fluctuating dwelling market on macro-economy, the local government should take measures to control or remove the risks in advance, and make estate industry and social economy well coordinated in development.
