摘要
房价已经是近年以来我国人民和政府乃至经济学者都十分重视的焦点问题。本文以郑州市房地产为研究对象,从政府的调控政策及决心心入手并以房地产统计数据为基础,使用定量和定性的分析相结合的研究方法,具体分析郑州市房价波动的原因。
首先对郑州市房地产现状2010——2012年数据为基础分上涨、曲折上升、曲折下降对波动原因展开论述。根据房价的波动原因对郑州市房价将来的走势进行预测,为,为个人和企业进行房地产投资提供参考。全国“两会”明确要求,要继续坚持房地产调控不动摇,促进房价合理回归,房地产的相关政策不见松动。楼市调控成效显现,房地产形势不容乐观,最后对郑州市房地产市场的平稳发展提出建议。希望通过实行差别化信贷政策、降低按揭贷款门槛、调整商品房供应结构、继续加快保障性安居工程建设、积极发展商业地产、旅游地产等办法,扩大商品房销售,促进郑州市房地产市场健康平稳的发展,市房价回归到理性。

The home prices are already the focus of recent years, our people and government, and even economists are very important. In this paper, Zhengzhou City real estate, start from the government's control policy and determination of heart and real estate statistics, the use of quantitative and qualitative analysis of the combination of research methods, Zhengzhou City, the reason of price fluctuations.
